Walls and rooflines in Theale

Historic houses like Mapledurham House (about 3.8 miles north-east) are a reminder that the area around Theale has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Managing a site like Theale C.E. Primary School? Then its movement joints, gutters and trims need looking after like any other building’s. Letting a property close to Theale station? Then split movement joints are easy to miss on a rental until damp shows inside.

External mastic in Theale, done properly

A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We work on copings & trims, concrete & block and joints between brick and frames, and people most often call us about rigid filler in a joint that should flex and hard, crazed mastic that has stopped moving.

Homes around Theale range from older cottages to newer houses, with walls and rooflines of every type. Older homes need their gutter and trim joints kept tight, newer ones their movement joints.

The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or email us.

Honest limits

Sealant is not the answer to every problem, and we will tell you before work begins. It won’t solve:

  • Render that’s blown, hollow or coming away
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Damp that isn’t coming from the joint

If in doubt, ring 0345 464 0079 or email us and we will say what we think.

What we seal

  • Façade panels
  • Concrete & block
  • Render & cladding joints
  • Copings & trims
  • Joints between brick and frames
  • Brickwork movement joints

The process

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a handful of joints, longer for a whole elevation. Parking around Theale is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Clear items away from the joints we’re working on
  • Plan for the work area to be out of bounds to pets and children

What we’re called out for in Theale

Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it cannot stretch and rips as the joint opens.

Any of these means the joints need attention:

  • Sealant that has lost its bond to the brick or render
  • Panel joints letting water in
  • Rain getting behind render or cladding at a joint
  • Movement joints with cracked, split or missing sealant

In the older streets around Church of the Holy Trinity, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Questions to ask before booking

  • Who turns up on the day
  • How the joint is cleaned and prepared
  • Whether VAT is included
  • Whether all the old sealant comes out first

10 questions to ask before booking

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Ask before painting over external sealant
  • Keep high-pressure jets off the joints
  • Deal with leaking gutters that soak the joints below
  • Tell anyone working on the walls about the movement joints

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead.

Act while the splits are small. Then it’s a straightforward cut-out and reseal.

What affects the cost of external mastic

There’s no set price list. The quote depends on:

  • The number of rooms or windows
  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • The number and length of the joints

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Where the job is, and your postcode
  • If someone has resealed it before
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking

There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, ring 0345 464 0079 or send us an email.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

How the job changes by surface

Brickwork movement joints

Vertical joints in long brick walls let the brickwork expand without cracking. We reseal them with a low-modulus sealant over backing rod coloured to suit the wall.

Joints between dissimilar materials

Wherever two materials meet, they move differently. A flexible sealant bridges the two so neither cracks the other.
