External Mastic in The Stocks
Sealing brickwork movement joints, render, cladding and façade joints for The Stocks, backed by a one-year guarantee. Ask us for a quote.
- Damp patches traced to an open external joint

- Sealant pulling away from one side of the joint
When it isn’t the sealant
Sealant isn’t the answer to every problem, and we’ll tell you before work begins. It won’t solve:
- Walls that need new movement joints cut into them
- Render that is blown, hollow or coming away
- Damp that is not coming from the joint

External mastic for homes and businesses in The Stocks
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a matching colour. We’re often asked to deal with damp patches traced to an open external joint and failed seals between different materials, on render & cladding joints, concrete & block and joints between brick and frames.
Somewhere as small as The Stocks, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Gutter joints and wall joints there need a sealant that can flex and stay put.
Every job comes with our 12-month guarantee.

Your questions about external mastic in The Stocks
Is The Stocks in your area for external mastic?
Yes, The Stocks is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or drop us an email and let us know what needs doing, and we will send you a clear quote.
Do you work for landlords with property near Rye station?
Yes. We work for letting agents and landlords as well as homeowners. You can ring 0345 464 0079 or email us with the details for a clear quote.
How long should I leave it?
Cure times vary by product. We tell you how long to leave it before we go.
Can I add another job to the visit?
Of course. Combining jobs makes good use of the visit.
Do the sealants smell?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
What does external mastic cost?
Every job is different, so each one gets its own quote. For a quick quote, call 0345 464 0079 or email us and let us know what needs doing and where.
The Stocks buildings and the weather
Historic houses like Smallhythe Place (about 2 miles north-west) are a reminder that the area around The Stocks has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you live in an older home near Parish Church of St John the Baptist, the joints between older walls, newer extensions and the roofline need a sealant that can move. Letting a property close to Rye station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. For site and facilities teams at buildings such as Wittersham Church of England Primary School, larger buildings have long runs of movement joint that eventually need resealing.

Surface by surface
Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it, or one the system allows. Tell us what the building has when you get in touch.
Concrete and blockwork
Wide joints in concrete need the depth controlling carefully. Backing rod sized to the joint sets it so the sealant isn’t too deep.
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that is fine. We cut it out and start again.
Why act early in The Stocks
Running new sealant over the old bead rarely lasts. New sealant doesn’t bond well to old, weathered sealant, so we always take the old sealant out. In a small place like The Stocks, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Clear growth from the base of walls and joints
- Tell anyone working on the walls about the movement joints
- Check the sealant is paintable before painting near it
- Wash walls gently around the sealant
Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.
Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.
How the visit works
Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take a few hours to a few days, depending on the length of joint and the access. Somewhere as small as The Stocks, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Getting ready for the visit
- Clear items away from the joints we are working on
- Let us know about earlier repairs to the joints
- Keep pets and children clear of the area while we work
