About our commercial sealant in The Stocks
Guest bathrooms are cleaned every day and used by different people every night, so sealant there has a hard life. Rooms are resealed in batches, keeping most rooms available. We work on rental portfolios, office washrooms & kitchens and hotel bathrooms, and the jobs we see most are washrooms that need sorting before an inspection and too many rooms to reseal without closing the building.
Work in a small place like The Stocks is planned ahead, journey included, so the job can fit around bookings, guests or opening times where possible.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Do you need commercial sealant in The Stocks?
Internal washrooms and en suites without a window rely entirely on extraction, so if the fan is weak, steam lingers and the sealant stays damp. Mould then takes hold in the silicone.
Look out for these signs:
- Tired sealant ahead of a health and safety audit
- Leaking joints in shower rooms and changing areas
- Washroom sealant that looks dirty however often it’s cleaned
- Worktop sealant that has shrunk and stained
Schools such as Wittersham Church of England Primary School are buildings too, and washroom and kitchen sealant can be programmed around term times or opening hours.
What to look for in a quote
- The length of the guarantee
- Is VAT in the price?
- What product goes in the joint
- Who does the work, and how experienced they are
What we do, step by step
All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for a single washroom, longer for a whole building. Somewhere like The Stocks needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First we visit and agree the scope, the sequence and the working hours.
- Every area is sheeted and the old silicone stripped out.
- We clean the joints, treat any mould and let them dry.
- New sealant suited to each area is applied and tooled.
- Each room is checked and handed back with its cure time.
Preparing for the visit
- Clear the area around the work
- For indoor joints, keep the area dry beforehand if you can
- Let us know about stairs, lifts or work at height

When something else is needed
In fairness, there are a few things sealant won’t fix:
- Tiles coming off the wall
- Damaged sanitaryware that needs replacing
- Assessing what fire stopping a building needs
Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly before you book.

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
For landlords and businesses
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Commercial sealant in The Stocks: local notes
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
For buildings such as Parish Church of St John the Baptist, its kitchen and washroom sealant needs looking after like anywhere else. Rented homes near Rye station change hands often, and several rental properties can be resealed on one programme.
The Stocks is about 11 miles south-west of Ashford, in Kent. The Stocks gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. How we quote for commercial sealant
The price is agreed before any work begins. It takes into account:
- The number of rooms or windows
- The old material and how stubborn it is
- Any mould that needs treating
- The number and length of the joints
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Asking for a quote
What to tell us when you ask for a quote:
- Any access issues, like height or stairs
- What the problem is, such as mould, gaps, leaks or cracking
- How many joints, rooms or windows are involved
- The address or postcode of the job
For a quote, phone 0345 464 0079 or send us an email with the location and a short description of the problem. You will have a clear quote before any work starts.

Aftercare tips
A little care helps the new joints last. We recommend:
- Give housekeeping the cure time for every room
- Keep strong chemicals and scourers off the joints
- Include the silicone on your room checklists
- Plan resealing around quiet periods
Keep the extraction running and maintained. Where a room has no window, the fan is what dries it out, and that is what keeps mould away.
Signs to look for: black spots in the silicone, corners lifting, staining on the ceiling below or a musty smell. Any of these means the joints need attention.
The Stocks: your questions answered
I let a flat near Rye station. Can you help?
Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or email us with the details for a clear quote.
Do you cover smaller places like The Stocks?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
How long does commercial sealant take?
As a guide, most jobs take a morning for a small washroom, and a planned programme for bigger sites. Bigger jobs take longer.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
How do I get a quote for commercial sealant in The Stocks?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Do you offer different sealant colours?
In most cases you can choose. We’ll tell you which colours the right product comes in and agree one before work begins.
Can you reseal hotel rooms while we stay open?
Yes. Rooms are done a few at a time, so only a few are out of use at once. Housekeeping are told when each room can be let again.
