- Rigid filler in a joint that should flex
- Panel joints letting water in
External mastic in Strathmiglo, done properly
Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render so the joint does not stand out. We work on concrete & block, copings & trims and brickwork movement joints, and the jobs we see most are water getting into walls through failed joints and weeds or debris growing in open joints.
External sealant needs dry surfaces, so outdoor work around Strathmiglo is planned around the weather. Tell us how to reach each wall, gutter and roofline.
We stand behind the work with a 12-month guarantee.

When it isn’t the sealant
A few problems are outside what sealant work can do:
- Movement that is more than a sealant joint can take
- Cutting new joints into brickwork, which is building work rather than sealant work
- Damp that isn’t coming from the joint
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
What we seal
- Render & cladding joints
- Copings & trims
- Brickwork movement joints
- Joints between brick and frames
- Concrete & block
- Façade panels
Can I do it myself?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Do you need external mastic in Strathmiglo?
Using the wrong sealant is another common reason. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.
Look out for any of the following:
- Panel joints letting water in
- Sealant pulling away from one side of the joint
- Gaps where render, brick and frames meet
- Hard, crazed mastic that has stopped moving
In and around Strathmiglo, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
Before you book anyone

- Whether all the old sealant comes out first
- How much experience the applicator has

Strathmiglo buildings and the weather
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
Homes close to Strathmiglo Parish Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.
Landlords and letting agents in Strathmiglo can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
What we do, step by step
We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. The job normally takes anything from a few hours to several days, depending on the building, and we explain the cure time before we leave. Outside jobs in Strathmiglo need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
How to prepare
- Tell us if parking is tricky
- For indoor joints, keep the area dry beforehand if you can
- Mention any tricky access

Aftercare tips
A little care helps the new joints last. Our advice:
- Fix overflowing gutters above sealed joints
- Do not let climbing plants root in the sealant
- Ask before painting over external sealant
- Wash walls gently around the sealant
Don’t paint over the new sealant unless we have said the product is paintable. Many exterior sealants are not designed to be painted.
If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.
How we quote for external mastic
Your quote is based on your job. We take into account:
- The old material and how stubborn it is
- How many areas need sealing
- Whether the work is at height
- Any mould that needs treating
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.
Helping us quote
You don’t need to know the technical terms. It helps if you can tell us:
- The address or postcode of the job
- The rough size of the job
- If someone has resealed it before
- The type of property
Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

It depends on the size of the job, but as a guide it takes a few hours to a few days, depending on the length of joint and the access. We’ll give you a better idea when we quote.
Do the sealants smell?
Possibly a little. Any smell clears as the sealant cures.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
