Staples Corner External Mastic
Professional external mastic in and around Staples Corner, with every bit of old sealant taken out first.
- Panel joints letting water in
- Moss and dirt in joints with no sealant left
- Rigid filler in a joint that should flex
Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Check the sealant is paintable before painting near it
- Never let anyone fill a movement joint with mortar
- Show decorators and builders where the movement joints are
- Keep soil, plants and ivy away from the joints
Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.
Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.
External mastic in Staples Corner
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two. We work on render & cladding joints, copings & trims and joints between brick and frames, and the jobs we see most are joints where the bead has come unstuck and brick movement joints where the sealant has split.
Newer London blocks are built with movement joints in brick and render, and with cladding joints sealed with mastic. Period houses have different weak points, such as gutter joints, trims and the line where an extension meets the old wall, and both kinds of building are found across London.
Every job comes with our one-year guarantee, wherever you are in Greater London.

Landlord and commercial work in Staples Corner
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.
Surface by surface
Concrete and blockwork
Concrete faces can be dusty and porous, so cleaning and priming matter. A primer goes on where the product requires one before sealing.
Joints between dissimilar materials
Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.

What sealant work cannot fix
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Render that’s blown, hollow or coming away
- Structural movement, which needs a surveyor or engineer
- Cracking across the wall rather than at a joint
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.
What we seal
- Joints between brick and frames
- Concrete & block
- Façade panels
- Brickwork movement joints
- Render & cladding joints
- Copings & trims
What affects the cost of external mastic
The price is agreed before any work begins. It’s based on:
- Access and height
- Any working-time requirements on site
- The old material and how stubborn it is
- How many rooms, windows or areas are involved
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- The rough size of the job
- Any previous sealing or DIY work
- What the problem is, such as mould, gaps, leaks or cracking
- Where the property is
If you’re in Staples Corner and need external mastic, ring 0345 464 0079 or drop us an email. Tell us what the problem is and where, and we’ll agree the price before any work begins.
What external mastic looks like in Staples Corner
With historic houses such as Heath House (about 2.2 miles east) nearby, there’s older building stock in the area around Staples Corner as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For an older house near a landmark such as Church of St John, an extension built onto an older house moves differently, and the joint between them takes the strain. Managing a site like Parkfield Primary School? Then its movement joints, gutters and trims need looking after like any other building’s. Rented homes near Brent Cross West station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

How the visit works
You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes anything from a few hours to several days, depending on the building for a typical job. For a job in Staples Corner, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.

Advice
What happens if it’s left?
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Staples Corner, the repair is bigger than a sealant job.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.

FAQs for Staples Corner
Can you do external mastic in Staples Corner?
Yes, Staples Corner is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job.
Do you work for landlords with property near Brent Cross West station?

Where is Mr Mastic based?
Our base is in Crawley, and we work across South East England, London and Scotland.
Should I try DIY first?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
What is backing rod for?
Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.
Is it OK to seal over old sealant?
No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Can you seal joints between two different materials?
Yes. Different materials move at different rates, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
