External mastic for Stanford homes and businesses

About our external mastic in Stanford

For buildings in Stanford, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean joint faces and the right depth. If you’re dealing with water getting into walls through failed joints and sealant pulling away from one side of the joint, we can help.

Outside joints can only be sealed when they’re dry, so work in Stanford is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

Each job carries a 12-month guarantee.

What affects the cost of external mastic

Call for a quick quote. The main things that affect it are:

  • The type of sealant required
  • Any mould that needs treating
  • The size of the job
  • How many rooms, windows or areas are involved

What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email
  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking

If you are in Stanford and need external mastic, ring 0345 464 0079 or email us. Tell us what the problem is and where, and you’ll get a clear quote before any work starts.

When it isn’t the sealant

We will not take on work that won’t last, so these are the limits:

  • Subsidence or other structural problems
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Cracks in the bricks or render themselves, away from the joints

If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think.

Surfaces we seal

  • Façade panels
  • Brickwork movement joints
  • Joints between brick and frames
  • Render & cladding joints
  • Copings & trims
  • Concrete & block

Questions from Stanford

I let a flat near Westenhanger station. Can you help?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.

Will you come out to Stanford?

Yes. Stanford is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you do commercial work?

Yes, regularly. We can plan bigger jobs in stages.

Do you remove the old sealant?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

What colours does the sealant come in?

The sealant colour is picked to suit the wall, so the joint sits quietly in the wall. There’s a wide choice of exterior colours.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Can you quote for more than one area?

Yes, we can. More than one area can go on one quote.

Do you work at height?

It depends on the building. Tell us the height, the number of joints and what’s below them.

When to call us in Stanford

Some movement joints have been pointed up with mortar by mistake. The joint cannot move, so the wall cracks somewhere else instead.

Look out for any of the following:

  • Damp patches traced to an open external joint
  • Panel joints letting water in
  • Weeds or debris growing in open joints
  • Sealant that has lost its bond to the brick or render

If you live in an older home near All Saints Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

What your quote should include

  • What product goes in the joint
  • The length of the guarantee
  • Is VAT in the price?
  • What insurance they hold

How to choose a mastic man

How the visit works

On the day, we start by going over the job with you. Surfaces next to the work are protected before any work begins. Most jobs take a few hours to a few days, depending on the length of joint and the access. Somewhere like Stanford needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

How to prepare

  • Clear the area around the work
  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can

Why deal with it now?

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and doesn’t last. Older cottages and farmhouses around Stanford can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Why Stanford clients choose us

  • Fully insured
  • 20+ years of sealant experience
  • Quality sealants from Arbo and Everbuild
  • A sealant colour to suit the surroundings

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

If you manage several properties in or around Stanford, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

Stanford buildings and the weather

Stanford is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Historic houses like Westenhanger Castle (about 0.6 miles south-west) are a reminder that the area around Stanford has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

If you look after a building such as Brockhill Park Performing Arts College, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. For landlords with property near Westenhanger station, outside joints that have cracked can let damp into a rental, so check them between lets.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
