External mastic for Salford homes and businesses

Leave it or put it right?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. Where a wall is exposed, as many are in small places like Salford, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, call 0345 464 0079 or send us an email for an honest opinion and a quote.

External mastic in Salford, done properly

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where a rigid filler would soon crack. If you are dealing with old sealant gone brittle and cracked and joints with sealant missing in places, we can put it right.

Older homes in small places like Salford may be stone, brick or timber-framed, often with later extensions. The joints where those materials meet are the weak points, and they need the right sealant at the right depth.

Each job carries a 12-month guarantee.

What we cannot put right

We will always be straight with you, so here’s what sealant can’t fix:

  • Structural movement, which needs a surveyor or engineer
  • Render that is blown, hollow or coming away
  • Cracking across the wall rather than at a joint

If in doubt, phone 0345 464 0079 or email us and we will say what we think before you book.

What we seal

  • Render & cladding joints
  • Joints between brick and frames
  • Façade panels
  • Copings & trims
  • Concrete & block
  • Brickwork movement joints

Do you need external mastic in Salford?

If plants are growing out of a joint, the sealant has normally failed or was never there. Roots and dirt hold water against the wall and make things worse.

Most people get in touch when they notice one of these:

  • Damp patches traced to an open external joint
  • Panel joints letting water in
  • Weathered mastic that no longer stretches
  • Sealant pulling away from one side of the joint

In the older streets around Church of St Mary the Virgin, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What the job involves on each surface

Copings and trims

Copings expand and contract through the day, so a flexible sealant suits them best year round.

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so the sealant in it must stay soft and stretchy.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How the visit works

On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Somewhere as small as Salford, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

How to prepare

  • Tell us about any water getting in
  • Let us know about earlier repairs to the joints
  • Try not to wet indoor joints just before the visit

Advice

External mastic in Salford: local notes

Historic houses like Woburn Abbey (about 4.6 miles south-east) are a reminder that the area around Salford has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you let a flat or house near Aspley Guise station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Get split or bare joints resealed while the damage is small
  • Tell anyone working on the walls about the movement joints
  • Check the sealant is paintable before painting near it
  • Keep soil, plants and ivy away from the joints

Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.
