About our external mastic in Radfall

Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a matching colour. We work on brickwork movement joints, joints between brick and frames and concrete & block, and the jobs we see most are movement joints filled with mortar instead of sealant and failed sealant between panels on a façade.

Somewhere as small as Radfall, homes and farm buildings often face open ground, where walls and rooflines take the weather head on. Joints on those walls need a sealant that moves with the building and stays in place.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours to a few days, depending on the length of joint and the access. In a small place like Radfall, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before

Advice

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What we cannot put right

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Structural movement, which needs a surveyor or engineer
  • Cracked brickwork or render that needs a builder or plasterer

If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before booking.

External mastic in Radfall: local notes

Radfall is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Letting a property close to Chestfield & Swalecliffe station? Then split movement joints are easy to miss on a rental until damp shows inside. Schools such as The Whitstable School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

Radfall is about 2 miles south-east of Whitstable, in Kent. Our applicators cover external mastic for homes and businesses in Radfall and nearby, as part of our work across Kent. Our area takes in 922 places across Kent. We also work in Chelmsford, around 37 miles away.

Work in CT5 works the same way as everywhere else we cover. Streets in the area include Radfall Road, Broomfield Gate and Dukeswood, and we cover them all. We also cover the places around Radfall: Chestfield (1 mile north), West End (1 mile north-east), Swalecliffe (2 miles north), Whitstable (2 miles north-west) and Tankerton (2 miles north-west). Different surfaces, different methods

Concrete and blockwork

Big joints in concrete need careful depth control. We size the backing rod to the gap and keep the sealant to the right depth.

Joints between dissimilar materials

Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant so the movement is taken up.

Leave it or put it right?

Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. In a small place like Radfall, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or send us an email.

Common questions in Radfall

Is Radfall within the area you cover?

Yes, Radfall is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for landlords with property near Chestfield & Swalecliffe station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before we start.

When is the sealant fully cured?

It depends on the product and the conditions. We tell you how long to leave it before we go.

Can a movement joint be filled with mortar?

No. Cement or mortar can’t stretch, so the joint stops doing its job. If it has already been filled, we can generally cut it out and reseal it.

How do I get a quote for external mastic in Radfall?

It depends on the job, so we quote each one individually. To get one, call 0345 464 0079 or drop us an email with a short description of the job.

Do you work at height?

It depends on the building. We work on joints that can be reached safely. Give us some details and we’ll confirm the access.

Where is Mr Mastic based?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or drop us an email.

What affects the quote in Radfall

The price is agreed before any work begins. It’s based on:

  • How easy the joints are to reach
  • When we can work, for business premises
  • Mould in or behind the old joints
  • How many areas need sealing

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will go through it with you.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • Photos by email, if that is easy
  • Where the property is
  • The problem you’ve noticed
  • How many joints, rooms or windows are involved

There’s no standard price list. Instead, we send you a clear quote for your job. To arrange one, phone 0345 464 0079 or email us.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Have failed joints looked at early
  • Keep high-pressure jets off the joints
  • Fix overflowing gutters above sealed joints
  • Show decorators and builders where the movement joints are

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.
