External Mastic in Polton
Our applicators work in Polton on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly.
- Cracked joints where brick meets render or frames
- Weathered mastic that no longer stretches
- Moss and dirt in joints with no sealant left
How we handle external mastic in Polton
A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. We work on brickwork movement joints, copings & trims and joints between brick and frames, and common reasons people get in touch are panel joints letting water in and weeds or debris growing in open joints.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

How the job changes by surface
Copings and trims
Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.
Cladding and façade panels
Panel systems often rely on sealant between and around the panels. Each joint gets a sealant that suits the panel and its movement.
Landlords, agents and businesses in Polton
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.
When to call us in Polton
Using the wrong sealant is another common reason. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.
Any of these means the joints need attention:
- Hard, crazed mastic that has stopped moving
- Water getting into walls through failed joints
- Joints pointed up with cement by mistake
- Sealant that has lost its bond to the brick or render
For site and facilities teams at buildings such as Lasswade High School Centre, larger buildings have long runs of movement joint that eventually need resealing.
Questions to ask before booking
- When the joint can take water or movement
- How the colour is chosen
- How much experience the applicator has
- Which sealant they’ll use, and why
Why it’s worth doing now in Polton
Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.

How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Avoid pressure-washing directly into sealant joints
- Make sure movement joints are not pointed over
- Keep soil, plants and ivy away from the joints
- Keep water from gutters off the wall
Do not let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.
A joint that has stopped moving pushes the movement elsewhere, generally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.
Outside joints around Polton
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
For landlords with property near Eskbank station, split movement joints are easy to miss on a rental until damp shows inside. If you live in an older home near St Leaonard's Episcopal Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

How the visit works
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours to a few days, depending on the length of joint and the access. Around Polton, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks

- Mould in or behind the old joints
- The type of sealant required
- How easy the joints are to reach
- The amount of work
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.

To make quoting easier, please include:
- Roughly how big the job is
- Whether it has been sealed before
- If it’s domestic, commercial or a hotel
- Any access issues, like height or stairs
