External mastic in Bilston, done properly

Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant. Common call-outs are for failed sealant between panels on a façade and moss and dirt in joints with no sealant left, across render & cladding joints, copings & trims and façade panels.

External sealant needs dry surfaces, so outdoor work around Bilston is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

All our work is covered by a 12-month guarantee.

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Failed render or damaged cladding panels
  • Structural movement, which needs a surveyor or engineer
  • Cutting new joints into brickwork, which is building work rather than sealant work

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

Surfaces we seal

  • Joints between brick and frames
  • Render & cladding joints
  • Façade panels
  • Concrete & block
  • Brickwork movement joints
  • Copings & trims

How it works

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Bilston need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before

How the job changes by surface

Render joints

Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. We size the backing rod to the gap so the sealant is not too deep.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Never let anyone fill a movement joint with mortar
  • Fix overflowing gutters above sealed joints
  • Have failed joints looked at early
  • Leave the joints unpainted unless we’ve said otherwise

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.

Act while the splits are small. At that stage it’s a simple cut out and reseal with no damage behind it to deal with.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Why it’s worth doing now in Bilston

A failed movement joint lets water into the wall, behind render and cladding. Resealing early keeps the job to the joint itself, rather than the wall around it. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Questions from Bilston

Do you cover Bilston for external mastic?

Yes, Bilston is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Is Bilston within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you guarantee your work?

Yes, for a year. If anything is not right with the work within the year, let us know and we will sort it.

Is it OK to seal over old sealant?

No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

Why do you put foam in the joint first?

The foam is closed-cell backing rod. It stops the sealant going in too deep and bonding to three sides.

What is a movement joint?

Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you seal joints where cladding meets other materials?

Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces, primed where needed.
