What we’re called out for in Philpstoun
Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it cannot stretch and rips as the joint opens.
It’s worth asking for a quote if you see:
- Moss and dirt in joints with no sealant left
- Cracked joints where brick meets render or frames
- Rigid filler in a joint that should flex
- Brick movement joints where the sealant has split
Letting a property close to Linlithgow station? Then split movement joints are easy to miss on a rental until damp shows inside.

External mastic in Philpstoun
A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. If you have rigid filler in a joint that should flex and failed seals between different materials, we can help.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Surface by surface
Joints between dissimilar materials
Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.
Render joints
Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.
What sealant work can’t fix
In fairness, there are a few things sealant will not fix:
- Cracking across the wall rather than at a joint
- Damp that isn’t coming from the joint
- Failed render or damaged cladding panels
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.
What we seal
- Concrete & block
- Façade panels
- Render & cladding joints
- Joints between brick and frames

Philpstoun questions
Does living near the coast affect external mastic in Philpstoun?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.
Do you cover smaller places like Philpstoun?
Yes, Philpstoun is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.
How long does external mastic take?
That depends on how much there is to do, but as a guide it takes a few hours to a few days, depending on the length of joint and the access. We will give you a better idea when we quote.
Will you leave a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Can you seal over the old sealant?
No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Can landlords and businesses book you?
Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Make sure movement joints aren’t pointed over
- Have failed joints looked at early
- Check external joints each spring
- Deal with leaking gutters that soak the joints below
Keep pressure washers away from the sealant. High-pressure water can lift the edges over time.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Resealing it early helps prevent that.
How the visit works
Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Philpstoun may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First we look over the joints with you, agree which to renew and talk through access.
- The old mastic and anything lodged in the joint is removed.
- The joint faces are cleaned and primed where the sealant needs it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
How to prepare
- Keep children and pets away from the work area
- Let us know about parking restrictions
- For indoor joints, keep the area dry beforehand if you can

What happens if it’s left?
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. In an older home around Philpstoun, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Walls and rooflines in Philpstoun
Philpstoun is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
For site and facilities teams at buildings such as Winchburgh Academy, its movement joints, gutters and trims need looking after like any other building’s. Homes close to Pardovan Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.
