External & façade joints in Mystole, Kent
Our applicators work in Mystole on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly and a one-year guarantee.
- Brick movement joints where the sealant has split
- Sealant pulling away from one side of the joint
- Moss and dirt in joints with no sealant left
Mystole buildings and the weather
Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Homes close to Church of St Mary include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain. Managing a site like Chartham Primary School? Then larger buildings have long runs of movement joint that eventually need resealing. Rented homes near Chartham station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

External mastic in Mystole, done properly
Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. We work on render & cladding joints, brickwork movement joints and concrete & block, and the jobs we see most are plants rooting in failed movement joints and old sealant gone brittle and cracked.
Outside joints can only be sealed when they’re dry, so work in Mystole is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.
You’re covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Mystole: your questions answered
Can you help a landlord with a rental near Chartham station?
Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can call 0345 464 0079 or drop us an email with the details for a clear quote.
Do you cover Mystole for external mastic?
Yes. We work across London and the South East, and Mystole is part of that. Just call 0345 464 0079 or email us with a few details of the job, and we will give you a clear quote.
Is the work guaranteed?
Yes. Each job is guaranteed for twelve months, wherever you are.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before resealing.
Where do you work from?
We are based in Crawley, and we work across South East England, London and Scotland.
What is a movement joint?
It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.
What information do you need?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Surface by surface
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.
Joints between dissimilar materials
Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.
Quotes for external mastic in Mystole
We quote each job individually. These are the things that affect it:
- The number of rooms or windows
- When we can work, for business premises
- Access and height
- Any mould that needs treating
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.
Helping us quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- How we’d reach the joints
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
- Where the job is, and your postcode
We quote each job on its own, so the first step is telling us about yours. Just call 0345 464 0079 or drop us an email with the details and send pictures if you have them.

Honest limits
A few problems are outside what sealant work can do:
- Structural movement, which needs a surveyor or engineer
- Failed render or damaged cladding panels
- Adding movement joints to masonry that has none
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly.
What we seal
- Façade panels
- Joints between brick and frames
- Render & cladding joints
- Copings & trims
- Concrete & block
- Brickwork movement joints
Leave it or put it right?
Sealing over the top of old mastic doesn’t hold for long. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. Where a wall is exposed, as many are in small places like Mystole, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Aftercare tips
After the cure time, these simple habits help:
- Do not let climbing plants root in the sealant
- Wash walls gently around the sealant
- Have failed joints looked at early
- Check external joints each spring
Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.
A joint that has stopped moving pushes the movement elsewhere, generally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.
How it works
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes a few hours for a handful of joints, longer for a whole elevation, depending on the size of the job. Somewhere like Mystole needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Getting ready for the visit
- Tell us about any water getting in
- For business premises, tell us about site rules or sign-in
- Clear items away from the joints we are working on
Ask for a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.
