External mastic near Heston

External mastic for homes and businesses in Heston

Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product. Common call-outs are for failed seals between different materials and sealant pulling away from one side of the joint, on joints between brick and frames, brickwork movement joints and copings & trims.

Newer London blocks are built with movement joints in brick and render, and with cladding joints sealed with mastic. Older terraces have their own weak points: gutter joints, roofline trims and the joint where an extension meets the original wall, and both kinds of building are found across London.

You get a one-year guarantee, the same in Heston as everywhere else we work.

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

If you’ve already had a go yourself, that is fine. We cut it out and start again.

Walls and rooflines in Heston

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Osterley House (about 1.2 miles east) nearby, there’s older building stock in the area around Heston as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

Schools such as Westbrook Primary School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Homes close to St Leonard's Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured for the work.

What we’re called out for in Heston

UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

The most common problems we see are:

  • Gaps where render, brick and frames meet
  • Sealant pulling away from one side of the joint
  • Panel joints letting water in
  • Plants rooting in failed movement joints

Letting a property close to Southall station? Then split movement joints are easy to miss on a rental until damp shows inside.

Questions to ask before you book

  • Whether VAT is included
  • Whether they’re fully insured
  • When the joint can take water or movement
  • Whether you can choose the colour

Choosing a sealant specialist

Heston: your questions answered

Is Heston in your area for external mastic?

Yes, Heston is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or drop us an email and tell us what needs doing.

Do you work for landlords with property near Southall station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Is the work guaranteed?

Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.

How long does external mastic take?

Most jobs take a few hours to a few days, depending on the length of joint and the access. We’ll confirm how long when we quote.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us, and we are fully insured.

What does external mastic cost?

Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.

How it works

When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before we start. Most jobs take anything from a few hours to several days, depending on the building. In Heston, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints

What we can’t put right

It helps to know what we can’t do too:

  • Cracked brickwork or render that needs a builder or plasterer
  • Adding movement joints to masonry that has none
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If in doubt, phone 0345 464 0079 or email us and we will say what we think before booking.

Surfaces we seal

  • Copings & trims
  • Joints between brick and frames
  • Brickwork movement joints
  • Concrete & block
  • Façade panels
  • Render & cladding joints

What happens if it’s left?

Running new sealant over the old bead rarely lasts. The new layer can’t bond properly to old, weathered material, so we always take the old sealant out. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Why us?

  • Fully insured
  • Homes, businesses and hotels
  • Every job guaranteed for a year

Quotes for external mastic in Heston

We don’t publish a price list, because jobs vary so much. What we look at:

  • The number and length of the joints
  • How many rooms, windows or areas are involved
  • Any working-time requirements on site
  • The old material and how stubborn it is

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What to tell us for a quote

When you call or email, these details help:

  • Whether it has been sealed before

  • Whether it’s a home or a business
  • The rough size of the job
