External mastic for Great Kimble homes and businesses

About our external mastic in Great Kimble

We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing. We work on brickwork movement joints, façade panels and joints between brick and frames, and common reasons people get in touch are rain getting behind render or cladding at a joint and rigid filler in a joint that should flex.

Older homes in small places like Great Kimble may be stone, brick or timber-framed, often with later extensions. Where one material meets another is where water usually gets in.

The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or drop us an email.

Why act early in Great Kimble

It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together, and access only has to be arranged once. In a small place like Great Kimble, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

What external mastic looks like in Great Kimble

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For landlords with property near Little Kimble station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. For an older house near a landmark such as Church of St Nicholas, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Great Kimble: your questions answered

Is Great Kimble in your area for external mastic?

Yes. We work across London and the South East, and Great Kimble is part of that. Just ring 0345 464 0079 or email us with a few details of the job.

Will you come out to Great Kimble?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used.

Are you fully insured?

Yes. Full insurance covers our work.

How long does external mastic last?

It varies from wall to wall: joints on exposed walls or with a lot of movement age sooner. A yearly look will tell you when they need doing. Our work comes with a 12-month guarantee.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or email us.

Is it OK to seal over old sealant?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Rising or penetrating damp from elsewhere in the wall
  • Cracking across the wall rather than at a joint
  • Loose or hollow render, which needs re-rendering

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before booking.

What we seal

  • Brickwork movement joints
  • Render & cladding joints
  • Copings & trims
  • Joints between brick and frames
  • Concrete & block
  • Façade panels

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

What happens on the day

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on the building. For a village or hamlet like Great Kimble, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Keep children and pets away from the work area
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about earlier repairs to the joints

Advice

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Make sure movement joints are not pointed over
  • Have failed joints looked at early
  • Point out the joints to other trades
  • Look over the joints every year, ideally after winter

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Common problems we fix in Great Kimble

Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.

The most common problems we see are:

  • Failed sealant between panels on a façade
  • Hard, crazed mastic that has stopped moving
  • Sealant that has lost its bond to the brick or render
  • Moss and dirt in joints with no sealant left

For site and facilities teams at buildings such as Great Kimble Church of England School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
