About our external mastic in Askett

On houses, flats and commercial buildings across Askett, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean joint faces and the right depth. We are often asked to deal with joints pointed up with cement by mistake and sealant pulling away from one side of the joint, on render & cladding joints, concrete & block and copings & trims.

In a village or hamlet like Askett, older cottages and farm buildings often stand in the open, where walls and rooflines take the weather head on. Joints on those walls need a sealant that moves with the building and stays in place.

The work is covered for a year after we finish. If anything is not right with it, ring 0345 464 0079 or drop us an email.

Signs you need external mastic in Askett

Weeds, moss and debris in a joint are a sign the sealant has gone. Roots and dirt hold water against the wall and make things worse.

Most people get in touch when they notice one of these:

  • Water getting into walls through failed joints
  • Failed sealant between panels on a façade
  • Failed seals between different materials
  • Brick movement joints where the sealant has split

If you live in an older home near Church of St Dunstan, an extension built onto an older house moves differently, and the joint between them takes the strain.

Questions to ask before booking

  • Whether you can choose the colour
  • Whether they seal over old material or remove it

10 questions to ask before you book

Askett questions

Can you do external mastic in Askett?

Yes, Askett is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or send us an email and tell us what needs doing, and we will give you a clear price.

Is Askett within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

How long does external mastic take?

It depends on the size of the job, but as a guide it takes anything from a few hours to several days, depending on the building. We will tell you when we quote.

What colours does the sealant come in?

The sealant colour is picked to suit the wall. Exterior sealants come in a good range of colours.

Can a movement joint be filled with mortar?

No. Mortar locks the joint solid, so the movement cracks the wall elsewhere. Use a flexible sealant with backing rod.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Can tenants book the work?

Yes. Check with your landlord; we can send the quote to them too.

Landlords, agents and businesses in Askett

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

What affects the cost of external mastic

For a quick quote, just ask. What matters most is:

  • The number of rooms or windows
  • How much there is to do
  • Whether the work is at height
  • Mould in or behind the old joints

What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • The type of property
  • Pictures of the joints, sent by email
  • Whether it has been sealed before
  • Where the job is, and your postcode

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll explain what’s involved before giving you a price.

How it works

We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for a handful of joints, longer for a whole elevation. For a village or hamlet like Askett, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • For business premises, tell us about site rules or sign-in
  • Let us know about earlier repairs to the joints

How to get a quote

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or email us.

Related advice

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Surface by surface

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. Where one has been mortared, we cut it out and reseal it with sealant.

What sealant work cannot fix

It helps to know what we cannot do too:

  • Walls that need new movement joints cut into them
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Loose or hollow render, which needs re-rendering

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before you book.
