External mastic for homes and businesses in Fords Farm

We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. Typical jobs include sealant that has lost its bond to the brick or render and brick movement joints where the sealant has split, on concrete & block, joints between brick and frames and brickwork movement joints.

Houses in smaller places like Fords Farm can stand more in the open than those in a built-up town, so exposed walls and rooflines take more wind-driven rain. That’s where gutter joints and wall joints tend to fail first.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

FAQs for Fords Farm

Is Fords Farm within the area you cover?

Yes. Fords Farm is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Reading Green Park station. Can you help?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Can you work on commercial sites?

Yes. We’ve worked for hotels, offices and other businesses.

Will the new joint stand out?

The aim is a neat, even joint in a colour that suits the wall. Colour is agreed with you before we begin, matched as closely as the range allows.

Do you work at height?

That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher work, tell us about the building and we will confirm what’s needed.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

What is backing rod for?

Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding so the bead can stretch.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Walls that need new movement joints cut into them
  • Cracks in the bricks or render themselves, away from the joints
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before booking.

Joints and surfaces we work on

  • Façade panels
  • Concrete & block
  • Render & cladding joints
  • Brickwork movement joints
  • Copings & trims
  • Joints between brick and frames

How the job changes by surface

Render joints

Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out.

Copings and trims

Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.

Landlords, agents and businesses in Fords Farm

Letting agents and landlords in Fords Farm can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Walls and rooflines in Fords Farm

With historic houses such as Mapledurham House (about 3.1 miles north) nearby, there’s older building stock in the area around Fords Farm as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Schools such as Kennet Valley Primary School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. Rented homes near Reading Green Park station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets. For an older house near a landmark such as St Matthew's, the joints between older walls, newer extensions and the roofline need a sealant that can move.

What affects the quote in Fords Farm

We quote each job individually. This is what makes a difference:

  • Whether there’s mould to deal with
  • The size of the job
  • The type of sealant required
  • Working hours on commercial sites

The cost depends on the amount of work, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

What we need to know

To make quoting easier, please include:

  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • If someone has resealed it before
  • How we’d reach the joints

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

How the visit works

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the building. In a smaller place like Fords Farm, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Clear items away from the joints we’re working on
  • Mention any tricky access

Advice

Can I do it myself?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Keep movement joints as flexible joints, not mortar
  • Point out the joints to other trades
  • Wash walls gently around the sealant
  • Leave the joints unpainted unless we have said otherwise

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years so early resealing is worth it.
