How the visit works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours to a few days, depending on the length of joint and the access from start to finish. In a small place like Fenn Street, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any water getting in

External mastic in Fenn Street

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We take the old material out and do it properly. If you have gaps where render, brick and frames meet and water getting into walls through failed joints, we can put it right, whatever the surface.

Somewhere as small as Fenn Street, homes and farm buildings often face open ground, where walls and rooflines take the weather head on. Gutter joints and wall joints there need a sealant that can flex and stay put.

There’s a 12-month guarantee on every job.

Outside joints around Fenn Street

Fenn Street is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For landlords with property near Gillingham (Kent) station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. Schools such as High Halstow Primary Academy are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Fenn Street is about 5 miles north of Gillingham, in Medway. From the centre of Fenn Street to the outskirts, we cover external mastic for every kind of property. We cover 68 towns and villages across Medway, from the larger towns to small villages. We also work in Chelmsford, about 21 miles from Fenn Street.

What we’re called out for in Fenn Street

Sometimes a movement joint was filled with mortar or a rigid filler, often by someone who didn’t know what it was for. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

Common reasons people contact us include:

  • Joints where the bead has come unstuck
  • Weeds or debris growing in open joints
  • Movement joints with cracked, split or missing sealant
  • Panel joints letting water in

If you live in an older home near Church of St Mary, older walls, gutters and the joints where extensions meet them need a flexible sealant.

FAQs for Fenn Street

Will you come out to Fenn Street?

Yes. Fenn Street is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Gillingham (Kent) station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can ring 0345 464 0079 or email us with the details for a clear quote.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before resealing.

Do you use backing rod?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.

What does external mastic cost?

Every job is different, so each one gets its own quote. For a quick quote, call 0345 464 0079 or email us with a short description of the job.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Will the new joint stand out?

We choose a sealant colour to suit the brick, stone or render. Exterior sealants come in a good range of colours.

How the job changes by surface

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. Each is resealed with a weatherproof, flexible sealant.

Render joints

Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Adding movement joints to masonry that has none
  • Loose or hollow render, which needs re-rendering
  • Structural movement, which needs a surveyor or engineer

If you are not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer.

Joints and surfaces we work on

  • Brickwork movement joints
  • Copings & trims
  • Render & cladding joints
  • Joints between brick and frames
  • Façade panels
  • Concrete & block

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Tell anyone working on the walls about the movement joints
  • Keep soil, plants and ivy away from the joints
  • Get split or bare joints resealed while the damage is small
  • Fix overflowing gutters above sealed joints

Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years.
