External mastic in Durlock, done properly
Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a matching colour. Typical jobs include weathered mastic that no longer stretches and joints where the bead has come unstuck, across façade panels, copings & trims and brickwork movement joints.
Somewhere as small as Durlock, homes and farm buildings often face open ground, where walls and rooflines take the weather head on. Gutter joints and wall joints there need a sealant that can flex and stay put.
We stand behind the work with a 12-month guarantee.

Durlock buildings and the weather
Historic houses like Goodnestone Park (about 2.7 miles south-west) are a reminder that the area around Durlock has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you live in an older home near Church of St Nicholas, an extension built onto an older house moves differently, and the joint between them takes the strain. For landlords with property near Sandwich station, split movement joints are easy to miss on a rental until damp shows inside. Schools such as Ash Cartwright and Kelsey Church of England Primary School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Your questions about external mastic in Durlock
Do you cover Durlock for external mastic?
Yes. Our work covers London and the South East, and Durlock is part of that. You can call 0345 464 0079 or send us an email and let us know what needs doing.
Do you work for landlords with property near Sandwich station?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.
Where is Mr Mastic based?
We are a Crawley-based firm. We work across South East England, London and Scotland.
Can you seal joints between render and window frames?
Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. The colour is chosen to suit.
Why do you put foam in the joint first?
Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back.
What’s an expansion joint in brickwork?
Brickwork, render and cladding all move a little, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.
What does external mastic cost?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area.
How the job changes by surface
Cladding and façade panels
If the façade has a specified sealant, that is what we use, or one the system allows. Tell us what the building has when you get in touch.
Brickwork movement joints
Vertical joints in long brick walls let the brickwork expand without cracking. They’re resealed over backing rod with a low-modulus sealant coloured to suit the wall.
Why act early in Durlock
Sealing over the top of old mastic does not hold for long. New sealant does not bond well to old, weathered sealant, so we always take the old sealant out. Where a wall is exposed, as many are in small places like Durlock, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, ring 0345 464 0079 or send us an email for an honest opinion and a quote.
Why us?
- Experience in homes, commercial sites and hotels
- We are fully insured
- A sealant colour to suit the surroundings
- Colour agreed with you before any work starts

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Keeping the joints in good condition
After the cure time, these simple habits help:
- Have failed joints looked at early
- Keep movement joints as flexible joints, not mortar
- Ask before painting over external sealant
- Avoid pressure-washing directly into sealant joints
Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.
Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years so early resealing is worth it.
The process
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a handful of joints, longer for a whole elevation. For a village or hamlet like Durlock, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- First we look over the joints with you, agree which to renew and talk through access.
- We cut out the failed sealant and rake out any dirt or growth.
- The joint faces are cleaned and primed where the sealant needs it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Getting ready for the visit
- Tell us if parking is tricky
- Tell us about any previous sealing or DIY attempts
- Tell us about any water getting in
