External Mastic in Downley
Specialist external mastic for Downley: the right sealant, proper preparation and a neat finish. Call for a quick quote.
- Damp patches traced to an open external joint
- Weeds or debris growing in open joints
- Rigid filler in a joint that should flex
What the job involves on each surface
Brickwork movement joints
Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so the sealant in it must stay soft and stretchy.
Concrete and blockwork
The face of concrete or block is often dusty, so preparation is key. We prime where the sealant needs it before the bead.
External mastic in Downley
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. We are often asked to deal with weathered mastic that no longer stretches and failed seals between different materials, across concrete & block, façade panels and joints between brick and frames.
In a village or hamlet like Downley, older cottages and farm buildings often stand in the open, so walls and rooflines take the full force of wind and rain. Gutter joints and wall joints there need a sealant that can flex and stay put.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

When to call us in Downley
UV, rain and frost all age exterior sealant. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.
Most people get in touch when they notice one of these:
- Joints pointed up with cement by mistake
- Leaking joints around cladding and façade panels
- Moss and dirt in joints with no sealant left
- Sealant pulling away from one side of the joint
For landlords with property near High Wycombe station, split movement joints are easy to miss on a rental until damp shows inside.

How the visit works
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes a few hours to a few days, depending on the length of joint and the access for a typical job. Somewhere as small as Downley, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- For indoor joints, keep the area dry beforehand if you can

How we quote for external mastic
The quote reflects the job in front of us. We look at:
- The number and length of the joints
- How easy the joints are to reach
- The product the joint needs
- The old material and how stubborn it is
Leaving a failed joint generally makes the job bigger, not smaller. If you are not sure whether it needs doing, call 0345 464 0079 or email us for an honest opinion and a quote.
Helping us quote
You don’t need to know the technical terms. It helps if you can tell us:
- A few pictures by email, if you can
- How we’d reach the joints
- The type of property
- How many joints, rooms or windows are involved
We quote each job on its own, so start by telling us what you need. Simply call 0345 464 0079 or drop us an email and describe the job.
What we cannot put right
Sealant isn’t the answer to every problem, and we’ll tell you before we start. It won’t solve:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Failed render or damaged cladding panels
- Walls that need new movement joints cut into them
If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.
What we seal
- Brickwork movement joints
- Render & cladding joints
- Joints between brick and frames
- Copings & trims
- Façade panels
- Concrete & block

Walls and rooflines in Downley
Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Hughenden Manor (about 0.8 miles east) are a reminder that the area around Downley has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.
Schools such as The Downley School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you live in an older home near St. James the Great, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Downley: your questions answered
Will you come out to Downley?
Yes, Downley is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is Downley in your area for external mastic?
Yes. We work across London and the South East, and Downley is part of that. Just phone 0345 464 0079 or email us with a few details of the job.
When will the joints need doing again?
It varies with how exposed the wall is and how much the joint moves. Signs to watch for are cracking, hardening and gaps at the edges, and reseal at that point.
How long will you be here?
Most jobs take a few hours to a few days, depending on the length of joint and the access, including preparation and clearing up. Your quote will say how long we expect yours to take.
Should I try DIY first?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
Do you work at height?
Each building is different. Send us pictures and a rough idea of the height.
Do you guarantee your work?
Yes, always. Each job is guaranteed for twelve months.
Looking after it afterwards
So the new joints stay in good condition:
- Make sure movement joints are not pointed over
- Wash walls gently around the sealant
- Clear growth from the base of walls and joints
- Keep water from gutters off the wall
Don’t paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint.
Once a joint can’t move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.
