Devil's Den External Mastic
Sealing brickwork movement joints, render, cladding and façade joints for householders, landlords and businesses in Devil's Den. Fully insured, ARBOMaster approved and guaranteed for a year.
- Brick movement joints where the sealant has split
- Hard, crazed mastic that has stopped moving
- Panel joints letting water in
How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Deal with leaking gutters that soak the joints below
- Get split or bare joints resealed while the damage is small
- Don’t let climbing plants root in the sealant
- Keep high-pressure jets off the joints
Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.
Small splits are the time to act. At that stage it’s a simple cut out and reseal.
External mastic in Devil's Den, done properly
Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We strip the joint back and start again. We work on joints between brick and frames, brickwork movement joints and copings & trims, and people most often call us about movement joints with cracked, split or missing sealant and failed sealant between panels on a façade.
Older homes in small places like Devil's Den may be stone, brick or timber-framed, often with later extensions. Where one material meets another is where water generally gets in.
Each job carries a 12-month guarantee, large or small.

What we can’t put right
A few problems are outside what sealant work can do:
- Adding movement joints to masonry that has none
- Damp that is not coming from the joint
- Structural movement, which needs a surveyor or engineer
Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before booking.
Surfaces we seal
- Concrete & block
- Façade panels
- Joints between brick and frames
- Brickwork movement joints
- Render & cladding joints
- Copings & trims
Leave it or put it right?
A failed movement joint lets water into the wall, behind render and cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. In a small place like Devil's Den, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What happens on the day
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours to a few days, depending on the length of joint and the access from start to finish. Somewhere like Devil's Den needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- We clean both faces of the joint and prime them where the product calls for it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Getting ready for the visit

Advice
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
What external mastic looks like in Devil's Den
With historic houses such as Stoneacre (about 4 miles north) nearby, there’s older building stock in the area around Devil's Den as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
If you let a flat or house near Staplehurst station, outside joints that have cracked can let damp into a rental, so check them between lets. Stoneacre, about 4 miles north, is one of the historic houses in the wider area around Devil's Den.

Devil's Den questions
Is Devil's Den in your area for external mastic?
Yes. We work across London and the South East, and Devil's Den is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job, and we will give you a clear price.
I let a flat near Staplehurst station. Can you help?
Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.
Do you guarantee your work?
Yes. All our work carries our 12-month guarantee.
Do you take out the old sealant first?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Can you match the colour of my brickwork?
We choose a sealant colour to suit the brick, stone or render so the joint blends in. Exterior sealants come in a good range of colours.
Can you seal joints between render and window frames?
Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. We pick a colour that works with both materials.
Where is Mr Mastic based?
We work from Crawley. We cover Devil's Den and the rest of Kent, along with the rest of our area.
Should I try DIY first?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
