  • Walls that need new movement joints cut into them
  • Cracking across the wall rather than at a joint
  • Structural movement, which needs a surveyor or engineer

About our external mastic in Dalabrog

Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. If you have brick movement joints where the sealant has split and gaps where render, brick and frames meet, we can help.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

Our work is backed for twelve months.

How the job changes by surface

Render joints

The face of render can be soft, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.

Cladding and façade panels

Cladding and façade panels are usually separated by sealed joints. We reseal them with a sealant suited to the panel material.

Outside joints around Dalabrog

Dalabrog is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Island weather, with its wind and salt spray, is tough on movement joints and outside wall joints.

If you live in an older home near Daliburgh Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

What we do, step by step

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes anything from a few hours to several days, depending on the building in most cases. Around Dalabrog, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Advice

Aftercare tips

So the new joints stay in good condition:

  • Fix overflowing gutters above sealed joints
  • Tell anyone working on the walls about the movement joints
  • Act on the first splits you see
  • Check external joints each spring

Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint and spoil the finish.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.

Do you need external mastic in Dalabrog?

Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint and make things worse.

It’s worth asking for a quote if you see:

  • Movement joints filled with mortar instead of sealant
  • Water getting into walls through failed joints
  • Joints where the bead has come unstuck
  • Hard, crazed mastic that has stopped moving

Around Dalabrog, as everywhere, external mastic is only as good as the preparation behind it.

What your quote should include

  • What product goes in the joint
  • How the colour is chosen
  • Are they insured?
  • How long to leave it before use

Choosing a sealant specialist

Dalabrog: your questions answered

Do you cover smaller places like Dalabrog?

Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Can you do external mastic in Dalabrog?

Yes. Our work covers the whole of Scotland, and Dalabrog is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you.

Is it OK to fill a movement joint with cement?

No, not if it’s a movement joint. Pointing it stops it working, and the wall may crack nearby. A flexible sealant is the right fill.

Do you use backing rod?

Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back, so the joint can move.

Why is there a gap in my brick wall?

A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It should be filled with flexible sealant, never mortar.

How do you reach high-level joints?

Each building is different. Tell us the height, the number of joints and what’s below them and we will confirm how they can be reached safely.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Leave it or put it right?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.
