Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Keep high-pressure jets off the joints
  • Tell anyone working on the walls about the movement joints
  • Get split or bare joints resealed while the damage is small
  • Don’t let climbing plants root in the sealant

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

How we handle external mastic in Cooling

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render. We work on brickwork movement joints, render & cladding joints and copings & trims, and common reasons people get in touch are joints where the bead has come unstuck and rain getting behind render or cladding at a joint.

Older homes in small places like Cooling may be stone, brick or timber-framed, often with later extensions. Where one material meets another is where water generally gets in.

Why deal with it now?

A failed movement joint lets water into the wall, behind render and cladding. Dealing with it early keeps the repair to the joint, rather than the wall around it. Around Cooling, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

Landlords, agents and businesses in Cooling

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Cooling: your questions answered

Do you work for landlords with property near Higham station?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.

Does living near the coast affect external mastic in Cooling?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.

What is a movement joint?

Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking, and it should be sealed with a flexible sealant.

Do you work at height?

Each building is different. Send us pictures and a rough idea of the height.

When is the sealant fully cured?

Different products cure at different speeds, so follow the cure time we give you when we finish.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Cooling.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

What affects the cost of external mastic

You will get a clear quote before we start. It’s based on:

  • Whether there’s mould to deal with
  • The number of rooms or windows
  • Access and height
  • How much there is to do

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs
  • A few pictures by email, if you can
  • The problem you’ve noticed

Getting a quote is simple: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

External mastic in Cooling: local notes

Cooling is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Rented homes near Higham station change hands often, and split movement joints are easy to miss on a rental until damp shows inside. In the older streets around St James' Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Cooling is about 5 miles north of Rochester, in Medway. Whether you’re in the middle of Cooling or further out, we cover external mastic for every kind of property. Our Medway coverage runs to 68 places, and Cooling is one of them. There’s also a page for Chelmsford, roughly 20 miles from Cooling.

All of ME3 is covered for external mastic, from the main roads to the quietest streets. Streets in the area include Main Road and Cooling Road. We also cover Cooling Street (1 mile south-west), High Halstow (2 miles east), Sharnal Street (2 miles south-east), Fenn Street (2 miles east) and Chattenden (2 miles south). Larger places within reach include Gillingham (6 miles south), Chatham (7 miles south), Rochester (5 miles south), Rainham (7 miles south-east), Strood (5 miles south-west) and Luton (6 miles south).

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

How it works

At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on how much there is to do. Somewhere as small as Cooling, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

What we can’t put right

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Movement that’s more than a sealant joint can take
  • Adding movement joints to masonry that has none
  • Cracking across the wall rather than at a joint

If you’re not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.
