External & façade joints in Cold Christmas, Hertfordshire
Movement joints in Cold Christmas need attention? We remove the old material, prepare the joints and seal them properly, with a one-year guarantee.
- Leaking joints around cladding and façade panels
- Gaps where render, brick and frames meet
- Hard, crazed mastic that has stopped moving
External mastic in Cold Christmas, done properly
We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing. We work on brickwork movement joints, joints between brick and frames and render & cladding joints, and the jobs we see most are weathered mastic that no longer stretches and joints pointed up with cement by mistake.
External sealant needs dry, clean surfaces, so work around Cold Christmas is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

How the visit works
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes anything from a few hours to several days, depending on the building. Somewhere like Cold Christmas needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Before we arrive
- Let us know if you’ve seen damp or leaks
- Keep pets and children clear of the area while we work
- Tell us about access, such as stairs, a lift or high-level joints

How the job changes by surface
Joints between dissimilar materials
Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.
Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it. Send us any details you have about the façade.
Honest limits
To be straight with you, some problems need a different trade:
- Movement that is more than a sealant joint can take
- Cracked brickwork or render that needs a builder or plasterer
- Rising or penetrating damp from elsewhere in the wall
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before you book.
Surfaces we seal
- Façade panels
- Concrete & block
- Render & cladding joints
- Brickwork movement joints
- Copings & trims
- Joints between brick and frames
How to look after the new joints
After the cure time, these simple habits help:
- Clear growth from the base of walls and joints
- Act on the first splits you see
- Wash walls gently around the sealant
- Show decorators and builders where the movement joints are
Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.
Act while the splits are small. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.
Cold Christmas: your questions answered
Will you come out to Cold Christmas?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Ware station?
Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.
Is it OK to seal over old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Do you have insurance?
Yes. We’re fully insured, with over 20 years’ experience in sealant work.
What colours does the sealant come in?
The sealant colour is picked to suit the wall. There’s a wide choice of exterior colours.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Should I point up the gap in my brickwork?
No. Cement or mortar cannot stretch and the joint fails. Where a joint has been mortared, it can often be raked out and sealed properly.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
How we quote for external mastic
Jobs vary more than people expect. The main factors:
- Any working-time requirements on site
- The number of rooms or windows
- Mould in or behind the old joints
- Whether old sealant or filler has to be cut out
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.
Asking for a quote
To help us quote quickly, let us know:
- If it’s domestic, commercial or a hotel
- Pictures of the joints, sent by email
- Any access issues, like height or stairs
- Where the job is, and your postcode
For a quote, call 0345 464 0079 or send us an email with the location and a short description of the problem. You’ll have a clear quote before work begins.
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Common problems we fix in Cold Christmas
If plants are growing out of a joint, the sealant has usually failed or was never there. Dirt and roots then trap moisture in the joint and speed up the damage.
It’s worth asking for a quote if you see:
- Joints where the bead has come unstuck
- Weathered mastic that no longer stretches
- Brick movement joints where the sealant has split
- Failed sealant between panels on a façade
For landlords with property near Ware station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.
What to look for in a quote
- How the joint is cleaned and prepared
- What product goes in the joint
- Whether VAT is included
- Whether they’re fully insured
Outside joints around Cold Christmas
Historic houses like Much Hadham Palace (about 3.9 miles north-east) are a reminder that the area around Cold Christmas has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you look after a building such as Thundridge Church of England Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Homes close to Parish Church of St Mary include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.
