External mastic in Barwick, done properly
On houses, flats and commercial buildings across Barwick, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean joint faces and the right depth. Common call-outs are for panel joints letting water in and brick movement joints where the sealant has split, across concrete & block, façade panels and brickwork movement joints.
Older homes in small places like Barwick may be stone, brick or timber-framed, often with later extensions. The joints where those materials meet are the weak points.
The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or email us.

Common problems we fix in Barwick
Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.
If you can see any of these, it’s time to have the joints looked at:
- Rain getting behind render or cladding at a joint
- Hard, crazed mastic that has stopped moving
- Rigid filler in a joint that should flex
- Sealant that has lost its bond to the brick or render
If you let a flat or house near Ware station, outside joints that have cracked can let damp into a rental, so check them between lets.

- How long to leave it before use

What the job involves on each surface
Joints between dissimilar materials
Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.
Copings and trims
Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.
Common questions in Barwick
I let a flat near Ware station. Can you help?
Yes. We work for landlords and letting agents as well as householders. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.
Do you cover Barwick for external mastic?
Yes, Barwick is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or send us an email and tell us what needs doing.
Is it OK to fill a movement joint with cement?
No. Rigid materials cannot move with the wall, so the joint stops doing its job. Where a joint has been mortared, it can often be raked out and sealed properly.
Do you remove the old sealant?
Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Do I have to be there?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Are you insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Why do you put foam in the joint first?
We fit closed-cell backing rod wherever the joint depth needs controlling. It sets the sealant depth and prevents three-sided bonding.

What else we do in Barwick
External mastic in Barwick: local notes
Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Much Hadham Palace (about 2.9 miles east) nearby, there’s older building stock in the area around Barwick as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.
In the older streets around St Mary's, an extension built onto an older house moves differently, and the joint between them takes the strain.

When something else is needed
We will not take on work that won’t last, so here’s what sealant can’t put right:
- Failed render or damaged cladding panels
- Cracks in the bricks or render themselves, away from the joints
- Cutting new joints into brickwork, which is building work rather than sealant work
If you’re not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer.

Work for landlords, hotels and businesses
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Never let anyone fill a movement joint with mortar
- Ask before painting over external sealant
- Act on the first splits you see
- Fix overflowing gutters above sealed joints
Keep pressure washers away from the sealant. High-pressure water can lift the edges and let water in behind.
Once a joint cannot move, the wall finds another way, normally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.
What happens on the day
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes anything from a few hours to several days, depending on the building, depending on the amount of work. In a small place like Barwick, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Before we arrive
- Move anything stored near the joints
- Try not to wet indoor joints just before the visit
- On commercial sites, let us know about site rules
