External mastic in Budds
A movement joint is a deliberate break that lets a wall expand and contract. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We work on façade panels, joints between brick and frames and concrete & block, and common reasons people get in touch are plants rooting in failed movement joints and water getting into walls through failed joints.
Outside joints can only be sealed when they’re dry, so work in Budds is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.
Each job carries a 12-month guarantee, whatever its size.

How we quote for external mastic
You will get a clear quote before work begins. It takes into account:
- The number of rooms or windows
- Whether the work is at height
- The product the joint needs
- Working hours on commercial sites
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.
What to tell us for a quote
To help us quote quickly, please include:
- What’s wrong with the joints now
- Any previous sealing or DIY work
- A few photos by email, if you can
- The address or postcode of the job
For a quote, call 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.
Keeping the joints in good condition
So the new joints stay in good condition:
- Keep movement joints as flexible joints, not mortar
- Act on the first splits you see
- Keep water from gutters off the wall
- Wash walls gently around the sealant
Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.
An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage.
Do you need external mastic in Budds?
Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.
Common reasons people contact us include:
- Sealant pulling away from one side of the joint
- Movement joints filled with mortar instead of sealant
- Weathered mastic that no longer stretches
- Moss and dirt in joints with no sealant left
For landlords with property near Hildenborough station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Budds buildings and the weather
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Ightham Mote (about 0.9 miles north-east) nearby, there’s older building stock in the area around Budds as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.
Schools such as Shipbourne School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. Homes close to Church of St Giles include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

How the job changes by surface
Render joints
Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.
Joints between dissimilar materials
Joints where frames, sills or panels meet the wall are common leak points. We cut out the old sealant and reseal with a product suited to both surfaces.
Budds questions
Is Budds in your area for external mastic?
Yes. Our work covers London and the South East, and Budds is part of that. You can phone 0345 464 0079 or send us an email and tell us what needs doing.
Do you cover smaller places like Budds?
Yes. Budds is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can tenants book the work?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or email us.
Is there a guarantee?
Yes: twelve months. If anything isn’t right with the work within the year, let us know and we’ll sort it.
Is it OK to seal over old sealant?
No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Will the old sealant be removed?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
How long does the job take?
It depends on the size of the job, but most jobs take a few hours for a handful of joints, longer for a whole elevation. We’ll give you a better idea when we quote.
When it isn’t the sealant
We will always be straight with you, so here’s what sealant can’t fix:
- Walls that need new movement joints cut into them
- Render that’s blown, hollow or coming away
- Structural movement, which needs a surveyor or engineer
If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before booking.
Surfaces we seal

How the visit works
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to several days, depending on the building and we leave things clean and tidy. For a village or hamlet like Budds, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- We cut out the failed sealant and rake out any dirt or growth.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Before we arrive
- Let us know about stairs, lifts or work at height
- Try not to wet indoor joints just before the visit
- Mention if the joints have been sealed before

DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
