Keeping the joints in good condition

So the new joints stay in good condition:

  • Make sure movement joints are not pointed over
  • Look over the joints every year, ideally after winter
  • Avoid pressure-washing directly into sealant joints
  • Don’t let climbing plants root in the sealant

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

How we handle external mastic in Brondesbury Park

A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. If you’re dealing with panel joints letting water in and brick movement joints where the sealant has split, we can put it right.

Outside work in London starts with access: side passages, upper floors and where to park. In Brondesbury Park, joints up high may need ladders or other access, which is worth talking through when you book.

All our work comes with our 12-month guarantee, wherever you are in Greater London.

Surface by surface

Joints between dissimilar materials

Different materials may need different primers. We prepare both faces so the sealant bonds properly.

Copings and trims

Copings expand and contract through the day, so the joints need a sealant that stays flexible year round.

What we cannot put right

Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. Sealant won’t put right:

  • Damp that is not coming from the joint
  • Render that’s blown, hollow or coming away
  • Cracked brickwork or render that needs a builder or plasterer

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before you book.

Joints and surfaces we work on

Why deal with it now?

Running new sealant over the old bead rarely lasts. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before any work starts, so you know where you stand.

When to call us in Brondesbury Park

Every building moves. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. The sealant in the movement joints takes that strain.

People normally contact us when they notice something like this:

  • Rain getting behind render or cladding at a joint
  • Leaking joints around cladding and façade panels
  • Old sealant gone brittle and cracked
  • Weeds or debris growing in open joints

Brondesbury Park is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

FAQs for Brondesbury Park

Do you cover Brondesbury Park for external mastic?

Yes. Our work covers London and the South East, and Brondesbury Park is part of that. You can phone 0345 464 0079 or send us an email and let us know what needs doing.

Is parking a problem for a job in Brondesbury Park?

Parking in Brondesbury Park, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Where is Mr Mastic based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Outside joints around Brondesbury Park

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. In terraces and conversions, gutters and walls are often shared with the neighbours, so it’s worth agreeing who is responsible before work starts.

If you live in an older home near Church of St John, an extension built onto an older house moves differently, and the joint between them takes the strain. If you let a flat or house near Wembley Central station, outside joints that have cracked can let damp into a rental, so check them between lets.

The process

You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes a few hours for a handful of joints, longer for a whole elevation in most cases. In Brondesbury Park, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any water getting in
  • Keep pets and children clear of the area while we work

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
