What the job involves on each surface

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. Their movement joints are sealed over backing rod with a flexible sealant.

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. If that’s happened, we rake it out and reseal it properly if the joint can be cleared.

About our external mastic in Bennetts End

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing, and we don’t skip that step. We work on render & cladding joints, joints between brick and frames and façade panels, and common reasons people get in touch are rigid filler in a joint that should flex and joints with sealant missing in places.

Outbuildings, garages and conservatories around homes in places like Bennetts End add more joints to look after. Leaks usually start at a gutter end, a garage door frame or where an extension meets the house.

Every job comes with our 12-month guarantee, wherever you are in Hertfordshire.

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Walls and rooflines in Bennetts End

With historic houses such as High Elms Manor (about 3.7 miles south-east) nearby, there’s older building stock in the area around Bennetts End as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you look after a building such as The Reddings Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you let a flat or house near Apsley station, outside joints that have cracked can let damp into a rental, so check them between lets.

When to call us in Bennetts End

The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, and it tears off the sides.

These are the problems we’re asked about most:

  • Joints pointed up with cement by mistake
  • Damp patches traced to an open external joint
  • Plants rooting in failed movement joints
  • Panel joints letting water in

Homes close to Saint Benedict include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

FAQs for Bennetts End

Do older homes in Bennetts End need their sealant replacing?

In most cases, yes, if it hasn’t been done for a while. Sealant doesn’t last for ever, and its life depends on use, cleaning and weather, and many homes in Bennetts End may already be on their second or third set.

I let a flat near Apsley station. Can you help?

Yes, we work for landlords and agents. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we’ll send you a clear quote.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme.

When will the joints need doing again?

It varies with how exposed the wall is and how much the joint moves. Signs to watch for are cracking, hardening and gaps at the edges, and reseal at that point.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

Are you insured?

Yes. We’re fully insured.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit.

Will the new joint stand out?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best so it does not stand out.

Honest limits

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Failed render or damaged cladding panels
  • Cracking across the wall rather than at a joint
  • Adding movement joints to masonry that has none

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly.

  • Façade panels
  • Joints between brick and frames
  • Render & cladding joints
  • Concrete & block
  • Brickwork movement joints

What happens if it’s left?

Sealing over the top of old mastic does not hold for long. New sealant doesn’t bond well to old, weathered sealant, so the old joint is cut out fully first. In an older home around Bennetts End, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

How it works

We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the building. In a smaller place like Bennetts End, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Tell us if parking is tricky
  • Mention any tricky access
  • Let us know about earlier repairs to the joints
