External mastic in Barwell

How we handle external mastic in Barwell

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We strip the joint back and start again. If you’re dealing with rigid filler in a joint that should flex and moss and dirt in joints with no sealant left, we can help, whatever the surface.

London’s terraces and conversions often share walls, gutters and downpipes with their neighbours, so one failed joint can cause damp for more than one household. In a converted house in Barwell, it’s worth checking who is responsible for the outside before booking.

Your job is guaranteed for a year, as with all our work.

Barwell questions

Is parking an issue for external mastic in Barwell?

Parking in Barwell, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Do you cover Barwell for external mastic?

Yes. We work across London and the South East, and Barwell is part of that. You can ring 0345 464 0079 or drop us an email and let us know what needs doing.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Will the new joint stand out?

The aim is a neat, even joint in a colour that suits the wall. We will talk through colour options before any work starts, matched as closely as the range allows.

Can a movement joint be filled with mortar?

No, not where the gap is a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. A flexible sealant is the right fill.

Why act early in Barwell

Running new sealant over the old bead rarely lasts. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Barwell, the repair is bigger than a sealant job.

Doing several joints on one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.

External mastic in Barwell: local notes

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Fitznells Manor (about 2.9 miles east) nearby, there’s older building stock in the area around Barwell as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

For site and facilities teams at buildings such as Ellingham Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. As a London address, Barwell can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. If you let a flat or house near Chessington South station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Surface by surface

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.

Copings and trims

Copings expand and contract through the day, so the joints need a sealant that stays flexible.

The process

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. For a job in Barwell, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Clear the area around the work
  • Mention any parking rules near the property
  • Tell us about access, such as stairs, a lift or high-level joints

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Looking after it afterwards

So the new joints stay in good condition:

  • Clear growth from the base of walls and joints
  • Keep high-pressure jets off the joints
  • Show decorators and builders where the movement joints are
  • Act on the first splits you see

Do not paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint, and paint can crack as the joint moves.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Cracks in the bricks or render themselves, away from the joints
  • Loose or hollow render, which needs re-rendering
  • Cutting new joints into brickwork, which is building work rather than sealant work

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
