Barling: your questions answered

Does the coastal weather in Barling affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Is Barling within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Can you quote for more than one area?

Yes, we can. More than one area can be quoted together.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What is a movement joint?

Walls move with heat, cold and moisture, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.

Where do you work from?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first.

External mastic for homes and businesses in Barling

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. Common call-outs are for moss and dirt in joints with no sealant left and weathered mastic that no longer stretches, across brickwork movement joints, façade panels and joints between brick and frames.

Older homes in small places like Barling may be stone, brick or timber-framed, often with later extensions. The joints where those materials meet are the weak points.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

What external mastic looks like in Barling

Barling is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

In the older streets around Church of All Saints, an extension built onto an older house moves differently, and the joint between them takes the strain. Schools such as Barling Magna Primary Academy are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

Different surfaces, different methods

Render joints

Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind and protects the render itself.

Joints between dissimilar materials

Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Damp that is not coming from the joint
  • Structural movement, which needs a surveyor or engineer
  • Cracks in the bricks or render themselves, away from the joints

If in doubt, call 0345 464 0079 or email us and we will say what we think before booking.

What we seal

  • Brickwork movement joints
  • Façade panels
  • Render & cladding joints
  • Joints between brick and frames
  • Copings & trims
  • Concrete & block

The process

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours to a few days, depending on the length of joint and the access and we leave things clean and tidy. For a village or hamlet like Barling, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

How to prepare

  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any tricky access

Advice

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Point out the joints to other trades
  • Look over the joints every year, ideally after winter
  • Don’t let climbing plants root in the sealant
  • Avoid pressure-washing directly into sealant joints

Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal.

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Landlords and letting agents in Barling can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.

Why deal with it now?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. Where a wall is exposed, as many are in small places like Barling, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Do you need external mastic in Barling?

Sometimes a movement joint was filled with mortar or a rigid filler, often by someone who didn’t know what it was for. The joint can’t move, so the wall cracks somewhere else instead.

It’s worth asking for a quote if you see:

  • Rigid filler in a joint that should flex
  • Panel joints letting water in
  • Movement joints with cracked, split or missing sealant
  • Sealant pulling away from one side of the joint

For landlords with property near Thorpe Bay station, split movement joints are easy to miss on a rental until damp shows inside.
