External mastic for Banknock homes and businesses

About our external mastic in Banknock

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. We’re often asked to deal with cracked joints where brick meets render or frames and weathered mastic that no longer stretches, across façade panels, joints between brick and frames and copings & trims.

In and around a place like Banknock, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering.

You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What external mastic looks like in Banknock

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

If you live in an older home near Haggs Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep. Letting a property close to Cumbernauld station? Then split movement joints are easy to miss on a rental until damp shows inside.

Banknock is about 3 miles north-east of Cumbernauld, in Falkirk. If you need external mastic in Banknock, it’s easy to get a quote: please email us at info@mrmastic.co.uk. Asking for a quote

When you call or email, it’s useful to know:

  • A few photos by email, if you can
  • Where the property is
  • What’s wrong with the joints now
  • Whether it has been sealed before

What the job involves on each surface

Concrete and blockwork

Concrete faces can be dusty and porous, so cleaning and priming matter. A primer goes on where the product requires one before sealing.

Cladding and façade panels

If the façade has a specified sealant, that’s what we use, or one the system allows. Tell us what the building has when you get in touch.

Banknock: your questions answered

Is Banknock within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Cumbernauld station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Is there any odour?

Possibly a little. It fades as the sealant cures.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we’re using and why.

Should I point up the gap in my brickwork?

No, not where the gap is a movement joint. Filling it with mortar defeats its purpose, and the wall may crack nearby. We’ll reseal it with a flexible sealant.

Do you do commercial work?

Yes. We can plan bigger jobs in stages to suit the site.

Do you seal joints where cladding meets other materials?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. The colour is chosen to suit.

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on the building and we leave things clean and tidy. Outside jobs in Banknock need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Mention any tricky access
  • Mention if the joints have been sealed before
  • Clear items away from the joints we are working on

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Leave the joints unpainted unless we have said otherwise
  • Clear growth from the base of walls and joints
  • Make sure movement joints are not pointed over
  • Look over the joints every year, ideally after winter

Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years.

Why it’s worth doing now in Banknock

Resealing a run of joints in one go is normally better than patching one at a time. Joints of the same age tend to fail together, and access only has to be arranged once. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why book with us

  • Sealant colour chosen to suit
  • White, clear, grey or another colour, product permitting
  • Colour agreed with you before work begins
  • An ARBOMaster approved applicator

Signs you need external mastic in Banknock

If plants are growing out of a joint, the sealant has generally failed or was never there. Dirt and roots then trap moisture in the joint.

People usually contact us after spotting something like this:

  • Moss and dirt in joints with no sealant left
  • Old sealant gone brittle and cracked
  • Leaking joints around cladding and façade panels
  • Damp patches traced to an open external joint

Schools such as Abronhill High School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.
