About our external mastic in Ballingry
For buildings in Ballingry, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean joint faces and the right depth. Common call-outs are for joints with sealant missing in places and weathered mastic that no longer stretches, on brickwork movement joints, render & cladding joints and concrete & block.
Outside joints can only be sealed when they’re dry, so work in Ballingry depends on the weather. Let us know about access to every wall and roofline.

What we do, step by step
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a handful of joints, longer for a whole elevation. For a place like Ballingry, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Before we arrive
- Move anything stored near the joints
- Keep pets and children clear of the area while we work
- Where the joints are inside, avoid wetting them before we arrive

Advice
What we can’t put right
Some problems need a builder, plumber or other trade rather than us:
- Cutting new joints into brickwork, which is building work rather than sealant work
- Movement that’s more than a sealant joint can take
- Cracks in the bricks or render themselves, away from the joints
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

What the job involves on each surface
Cladding and façade panels
Panel systems often rely on sealant between and around the panels. We reseal them with a sealant suited to the panel material.
Render joints
Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.
DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Why act early in Ballingry
Sealing over the top of old mastic does not hold for long. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. In an older home around Ballingry, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

Ballingry buildings and the weather
Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Rented homes near Lochgelly station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets. If you live in an older home near Ballingry Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Aftercare tips
Aftercare is simple, and it makes a real difference:
- Fix overflowing gutters above sealed joints
- Clear growth from the base of walls and joints
- Tell anyone working on the walls about the movement joints
- Never let anyone fill a movement joint with mortar
Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants are not designed to be painted.
A joint that has stopped moving pushes the movement elsewhere, normally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.
Do you need external mastic in Ballingry?
Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.
Signs it’s time to call us include:
- Moss and dirt in joints with no sealant left
- Cracked joints where brick meets render or frames
- Movement joints filled with mortar instead of sealant
- Joints where the bead has come unstuck
If you look after a building such as Lochgelly High School, its movement joints, gutters and trims need looking after like any other building’s.
