Ballingry questions
Can you help a landlord with a rental near Lochgelly station?
Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Is Ballingry within the area you cover?
Yes, Ballingry is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
How do I get a quote for glazing silicone in Ballingry?
Size, access and the old material all affect the cost. Call for a quick quote.
Which silicone is used for glass joints?
Glass needs a sealant made for glazing. We use neutral-cure glazing silicone with anti-fungal products in bathrooms.
Do you offer different sealant colours?
In most cases you can choose. We will explain which colours are available and agree one before any work starts.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
Do you replace glass?
That’s not something we do. A misted unit has failed inside and needs replacing by a glazier.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
About our glazing silicone in Ballingry
Glazing joints need a sealant made for glass. We use a neutral-cure glazing silicone that’s suited to glass and the frame, finished with a neat, even bead. If you have drips on the inside of a conservatory window and sealant that was laid over old silicone and failed, we can help, whatever the surface.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
A one-year guarantee comes as standard, so you are covered after we’ve gone.

When it isn’t the sealant
New sealant cannot fix everything, and we’d rather say so up front. It will not solve:
- Water coming through the roof rather than a sealant joint
- A broken pane or roof panel
- A sagging or failing conservatory roof
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

The process
At the end, we look at the finished work together. The work normally takes a few hours for most jobs, depending on the amount of work. Around Ballingry, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We find where water is getting in and check whether it’s a sealant joint.
- We cut out the failed silicone, taking care of the glass and frame.
- The glass and frame are cleaned and degreased.
- New glazing silicone goes in and is tooled to a neat finish.
- We look over every joint and, where we can, test it with water.

Related advice
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Don’t leave a drip for the next storm
- Open vents or windows to let moisture out
- Avoid scraping close to the bead
- Keep harsh solvents off the silicone
Squeegee a shower screen after each shower and keep the room ventilated. That slows mould growth on the bead.
Cracked glazing silicone means the joint has failed. Renewing it early keeps it simple compared with fixing water damage later.
What we’re called out for in Ballingry
On shower screens, constant water and cleaning products wear silicone. Mould grows into the bead and the joint starts to lift.
Signs it’s time to call us include:
- Stained, discoloured glazing silicone
- Rooflight joints letting water in
- New silicone smeared over old sealant
- Leaks where conservatory glass meets the frame
Homes close to Ballingry Parish Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

How the job changes by surface
Glass-to-glass joints
Silicone joins glass panels in many frameless designs. We reseal with a suitable glazing silicone.
Glass balustrade bases
Glass balustrades sit in a channel that’s often finished with sealant. Failed sealant there lets water collect.
Ballingry homes and the weather
Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
If you look after a building such as Lochgelly High School, larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Lochgelly station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

For landlords and businesses
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
What happens if it’s left?
Replacing windows or a shower screen isn’t needed for a failed joint. If the glass and frame are sound, new silicone is often all it takes. In an older home around Ballingry, damp from a failed joint can get into timber and plaster.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.
