Commercial sealant in Wraysbury, done properly
In a hotel, office or washroom, failed sealant is more than an eyesore. Cleaners struggle with it, water gets through it and people notice it. Our applicators renew sealant across washrooms, welfare areas, kitchens and guest bathrooms. If you are dealing with washrooms that need sorting before an inspection and whole floors of tired en suites, we can put it right, whatever the surface.
For a pub, café, guest house or shop in or near Wraysbury, its washrooms and kitchen need the same sealant care as any big building, and fire-rated sealant around service openings should be restored after new pipes or cables go through.
You are covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

Aftercare tips
So the new joints stay in good condition:
- Do not leave a failed joint until the next refurbishment
- Leave squeegees in busy showers
- Note the date each area was done
- Check the joints during routine room inspections
Each room is handed back with its cure time, usually around 24 hours. Make sure housekeeping or cleaning staff know it so nobody showers or cleans the joint too early.
Mould in shared washrooms gets noticed and talked about. Left long enough, it spreads through the bead, and only replacement fixes it.
What affects the cost of commercial sealant
We do not publish a price list. The quote depends on:
- Whether old sealant or filler has to be cut out
- The number of rooms or windows
- When we can work, for business premises
- Which sealant suits the joint
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- What’s wrong with the joints now
- Whether it has been sealed before
- Photos by email, if that’s easy
- How many joints, rooms or windows are involved
Every job is quoted individually, so start by telling us what you need. Simply phone 0345 464 0079 or send us an email and describe the job.
Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Can I add another job to the visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Where is Mr Mastic based?

Can you match the sealant colour?
Most of the time, yes. We will tell you which colours the right product comes in and agree one before work begins.
What we do, step by step
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a morning for a small washroom, and a planned programme for bigger sites. Parking around Wraysbury is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- First we visit and agree the scope, the sequence and the working hours.
- Each area is protected and the old sealant cut out completely.
- Joints are cleaned, treated for mould and dried.
- New sealant suited to each area is applied and tooled.
- Each room is checked and handed back with its cure time.
Getting ready for the visit
- Clear items away from the joints we are working on
- Try not to wet indoor joints just before the visit
- On commercial sites, let us know about site rules
Getting a quote
Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand, and we will come back to you with a quote.

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
For site and facilities teams at buildings such as Wraysbury Primary School, washroom and kitchen sealant can be programmed around term times or opening hours. If you look after a church, hall or community building such as Church of St Andrew, halls and community kitchens see heavy use, and their sealant shows it.

When it isn’t the sealant
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Faulty shower valves and leaking traps
- Certifying fire stopping or building compliance
- Tiles coming off the wall
If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think before booking.

Should I try it myself first?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Do you need commercial sealant in Wraysbury?
Quick fixes come back quickly. New silicone over old, joints that weren’t dried, or an unsuitable product all lead to the same thing: another reseal before long.
It’s worth asking for a quote if you see:
- Failed floor-level joints in accessible wet rooms
- Worktop sealant that has shrunk and stained
- Whole floors of tired en suites
- Washrooms that need sorting before an inspection
