Leave it or put it right?
In a building with rooms above rooms, a failed shower seal can soon show on a ceiling below. Then two rooms are out of action, not one. Resealing first is the smaller job. Where a wall is exposed, as many are in small places like Rose Green, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.

Commercial buildings in Rose Green
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Community buildings like Church of St Barnabas are part of the picture too: its kitchen and washroom sealant needs looking after like anywhere else. Schools such as Chappel Church of England Controlled Primary School are buildings too, and busy washrooms and kitchens can be resealed in phases so they stay open. If you let a flat or house near Chappel & Wakes Colne station, we can quote for one property or a whole portfolio of rentals.

Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Act on lifting sealant before it leaks
- Keep a record of which rooms were resealed and when
- Keep strong chemicals and scourers off the joints
- Check extract fans are actually running
A squeegee in each shower is a simple help: less water sits on the joints between uses.
Black sealant in a staff washroom or guest bathroom draws complaints. The longer it’s left, the deeper it grows into the silicone, and only replacement fixes it.
What we can’t put right
New sealant can’t fix everything, and we will tell you before we start. It won’t solve:
- Tiles coming off the wall
- Fire risk assessments or certification
- Extraction that isn’t working, which needs an electrician or ventilation contractor
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

Landlord and commercial work in Rose Green
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
How it works
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a morning for a small washroom, and a planned programme for bigger sites. Somewhere as small as Rose Green, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by looking at the rooms and agreeing what’s needed.
- Working hours are agreed, including early starts or out-of-hours work where it can be arranged.
- Areas are protected and the failed sealant removed.
- Joints are dried, then resealed and tooled neatly.
- We let your team know the cure time for every area.
Getting ready for the visit
- Keep children and pets away from the work area
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any water getting in
Ask for a quote
Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we’ll explain what’s involved before giving you a price.
Advice
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
