How we handle commercial sealant in Regents Park

Commercial work is planned around the building, not the other way round. We can work room by room, floor by floor or in batches, and out-of-hours work or early starts can be arranged. Common call-outs are for tired sealant in let properties and water marks on ceilings under bathrooms, on rental portfolios, welfare facilities and retail & leisure sites.

If you run a pub, café, guest house or shop in or near Regents Park, its washrooms and kitchen need the same sealant care as any big building.

All our work is covered by our one-year guarantee, wherever you are in Southampton.

Questions from Regents Park

Do you cover smaller places like Regents Park?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Millbrook (Hants) station?

Yes, we work for letting agents and landlords. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before we start.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Is out-of-hours working possible?

In many cases. Let us know when the building is quietest, and we’ll see what can be arranged.

Is it OK to seal over old sealant?

No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

How long does the job take?

That depends on the amount of work, but most jobs take as long as the scope needs, from one welfare room to a full building. We’ll give you a better idea when we quote.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

  • Tired sealant ahead of a health and safety audit
  • Shower leaks reaching the floor below

Schools such as Regents Park Community College are buildings too, and busy washrooms and kitchens can be resealed in phases so they stay open.

Different surfaces, different methods

Office washrooms & kitchens

Long vanity tops have joints that hold water and grime. It’s cut out, cleaned and resealed in one neat line.

Retail & leisure sites

Gym and leisure changing rooms take heavy use and plenty of water, so anti-fungal sanitary silicone is the product we use.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Ask cleaners to go gently on the silicone
  • Plan resealing around quiet periods
  • Keep a record of which rooms were resealed and when
  • Report broken fans quickly

Squeegees in guest and staff showers help: less water sits on the joints between uses.

Signs to look for: black spots in the silicone, corners lifting, staining on the ceiling below or a musty smell. Any of these means the joints need attention.

How it works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours per area, with larger sites planned over several visits and we leave things clean and tidy. A visit to Regents Park is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We start with a site walk to agree the rooms and the timing.
  2. Every area is sheeted and the old silicone stripped out.
  3. We clean the joints, treat any mould and let them dry.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
  5. Each room is checked and handed back with its cure time.

Preparing for the visit

  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints
  • On commercial sites, let us know about site rules

Why act early in Regents Park

A quick bead over the old sealant might get a room back in use today, but it won’t bond, and it lifts again soon. Doing it properly once is less disruptive than doing it badly twice. Around Regents Park, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.

What you pay reflects the work, not guesswork. That is why we ask a few questions first and agree the price before starting.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

When it isn’t the sealant

Before booking, it’s worth knowing the limits too:

  • Leaking pipework, valves or wastes (a plumber’s job)
  • Extraction that isn’t working, which needs an electrician or ventilation contractor
  • A shower tray, bath or basin that is cracked or broken

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before you book.
