Commercial sealant in Northway, done properly
Wet areas get anti-fungal sanitary silicone, and kitchens get a food-safe product where it’s needed. We use sealants from Arbo and Everbuild, applied by ARBOMaster approved applicators. Common call-outs are for mouldy washroom sealant that staff and guests notice and repeated reseals that don’t last, on office washrooms & kitchens, rental portfolios and welfare facilities.
In a smaller place like Northway, commercial jobs tend to be smaller buildings: a pub, a surgery, a school, a shop or a few business units. The work is the same as in a big building, just on a smaller scale.

What affects the quote in Northway
Every job gets its own quote. These are the things that affect it:
- Any working-time requirements on site
- Mould in or behind the old joints
- How easy the joints are to reach
- The product the joint needs
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What we need to know
You do not need to know the technical terms. Just tell us:
- Any previous sealing or DIY work
- What’s wrong with the joints now
- How we’d reach the joints
- The rough size of the job
Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will explain what’s involved.

What else we do in Northway
Different surfaces, different methods
Office washrooms & kitchens
A row of basins on a vanity top has a long joint that collects water. We renew it in one tidy, continuous bead.
Student & care accommodation
Many accommodation blocks have rows of similar en suites. A room-by-room programme keeps the job efficient.
Questions from Northway
Do you cover smaller places like Northway?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you cover Northway for commercial sealant?
Yes. Our work covers London and the South East, and Northway is part of that. Just phone 0345 464 0079 or send us an email with a few details of the job, and we will send you a clear quote.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Can you match the sealant colour?
Generally, yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before work begins.
Do you provide RAMS?
Let us know your site’s requirements. We’ll confirm what we can supply before work is booked.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
How long does the job take?
That depends on how much there is to do, but most jobs take a few hours per room, so whole buildings are phased. We will tell you when we quote.
Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
What we do, step by step
At the end, we look at the finished work together and explain the cure time. The visit itself normally takes a morning for a small washroom, and a planned programme for bigger sites, depending on the size of the job. In a smaller place like Northway, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- Tell us the rooms, hours and site rules, and we will plan the programme.
- Tell us what paperwork your site needs, and we confirm what we can supply before work begins.
- In each room, the old bead comes out and the joint is cleaned and treated.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
- Rooms are handed back in order, each with its cure time.
How to prepare
- Keep pets and children clear of the area while we work
- Clear items away from the joints we are working on
- Mention any tricky access

What sealant work can’t fix
We won’t take on work that won’t last, so these are the limits:
- Failed tanking or loose tiles behind the sealant
- Leaking pipework, valves or wastes (a plumber’s job)
- Fire risk assessments or certification
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.
What we seal
- Hotel bathrooms
- Retail & leisure sites
- Student & care accommodation
- Welfare facilities
- Office washrooms & kitchens
- Rental portfolios
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
Looking after it afterwards
To keep the joints looking good and working properly:
- Keep extractor fans working and serviced
- Get split or lifting joints looked at early
- Plan resealing around quiet periods
- Put a squeegee in each shower
Keep the extraction running and maintained. In internal bathrooms, a weak or broken fan lets moisture linger, and that’s what keeps mould away.
Mould in shared washrooms gets noticed and talked about. The longer it’s left, the deeper it grows into the silicone, so the fix is replacement.
Commercial buildings in Northway
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For buildings such as St Anthony of Padua, halls and community kitchens see heavy use, and their sealant shows it. If you let a flat or house near Oxford station, sealant work can be quoted for a single flat or a whole portfolio. Schools such as New Marston Primary School are buildings too, and washroom and kitchen sealant can be programmed around term times or opening hours.
