- Any working-time requirements on site
- The size of the job
- How many areas need sealing
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.
What we need to know
Photos by email are helpful but not essential. Please mention:
- Access, such as stairs, a lift or height
- Photos by email, if that’s easy
- The rough size of the job
- Whether it’s a home or a business

Commercial sealant for homes and businesses in Lee-on-the-Solent
With over 20 years in sealant work, we’re a fully insured, ARBOMaster approved team. Tell us what paperwork your site needs, such as RAMS or insurance details, and we will confirm what we can provide. Will you come out to Lee-on-the-Solent?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you cover Lee-on-the-Solent for commercial sealant?
Yes. We work across London and the South East, and Lee-on-the-Solent is part of that. You can ring 0345 464 0079 or email us and let us know what needs doing.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
How long does commercial sealant take?
Typically it takes as long as the scope needs, from one welfare room to a full building. Larger jobs naturally take longer, and we will tell you how long to expect.
Can you work outside opening hours?
Out-of-hours work and early starts can be arranged. Let us know your hours when you get in touch.
Do you offer different sealant colours?
We help you choose a colour that suits. The choice depends on the product the joint needs.
Common problems we fix in Lee-on-the-Solent
Staff kitchens and food areas see constant splashing and wiping, so sealant there wears and stains. Worktop and sink joints are often the first to go.
It’s worth asking for a quote if you see:
- Leaks from showers into rooms or ceilings below
- Split sealant where wet room floors meet walls
- Worktop sealant that has shrunk and stained
- Silicone laid over old silicone by a previous contractor
For site and facilities teams at buildings such as Lee-On-the-Solent Infant and Nursery School, busy washrooms and kitchens can be resealed in phases so they stay open.

Leave it or put it right?
Fixing rooms one complaint at a time is the slow way. A planned programme works through every room, keeping disruption down and costs clear. In a smaller place like Lee-on-the-Solent, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.
Why us?
- Over 20 years’ experience
- Any old sealant cut out fully, not covered over

When it isn’t the sealant
We’ll always be straight with you, so here’s what new sealant will not do:
- Damaged sanitaryware that needs replacing
- A broken extractor fan behind the mould problem
- Leaking pipework, valves or wastes (a plumber’s job)

What commercial sealant looks like in Lee-on-the-Solent
For seaside hotels, guest houses and holiday lets around Lee-on-the-Solent, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Rented homes near Fareham station change hands often, and we can quote for one property or a whole portfolio of rentals. Community buildings like Church of St Faith are part of the picture too: halls and community kitchens see heavy use, and their sealant shows it.

How it works
All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to several days, depending on the number of rooms. In a smaller place like Lee-on-the-Solent, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- Tell us the rooms, hours and site rules, and we’ll plan the programme.
- Tell us what paperwork your site needs, and we confirm what we can supply before any work starts.
- Old sealant is cut out room by room and joints cleaned and treated.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
- Each finished area is checked with you and given a cure time.

Advice
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Encourage users to squeegee shower walls
- Check extract fans are actually running
- Act on lifting sealant before it leaks
- Use mild cleaners on sealant, not bleach or abrasives
We give a cure time for every area we finish, which is normally around 24 hours. Pass it on to housekeeping or cleaners so the new sealant isn’t wetted or scrubbed too soon.
It’s easier to plan a programme than to react to failures. We can fit the work around bookings, shifts and opening hours, rather than closed at short notice.
