Commercial sealant in Horsell, done properly
In student and care accommodation, there are often many near-identical bathrooms. A room-by-room programme keeps the job organised, working around residents and staff routines. Common call-outs are for washroom sealant that looks dirty however often it’s cleaned and tired sealant ahead of a health and safety audit, across welfare facilities, student & care accommodation and hotel bathrooms.
If you run a pub, café, guest house or shop in or near Horsell, the washrooms and kitchen need the same attention as a big site, and fire-rated sealant around service openings should be restored after new pipes or cables go through.
Every job comes with a 12-month guarantee.

How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours per area, with larger sites planned over several visits, and the area is left clean. In a smaller place like Horsell, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- The first visit is a look round the site to agree the scope.
- We agree when we will work, with early or out-of-hours slots where they can be arranged.
- Each area is protected and stripped of old sealant.
- Joints are dried, then resealed and tooled neatly.
- We let your team know the cure time for every area.
Before we arrive
- Clear items away from the joints we are working on
- Let us know if you’ve seen damp or leaks
- Where the joints are inside, avoid wetting them before we arrive

Related advice
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Surface by surface
Welfare facilities
Failed sealant in welfare areas is a simple fix before an audit. Tell us your deadline and we’ll plan the work and cure time around it.
Retail & leisure sites
Customer toilets reflect on the business, and fresh sealant makes them look well kept.
Do you need commercial sealant in Horsell?
In office kitchens and tea points, joints are wet and wiped all day, and grease and cleaning sprays break down sealant. Worktop and sink joints are often the first to go.
The problems people usually mention when they call are:
- Leaking joints in shower rooms and changing areas
- Water marks on ceilings under bathrooms
- Washrooms that need sorting before an inspection
- Failed joints in office kitchens and tea points
If you look after a church, hall or community building such as Church of St Mary the Virgin, its kitchen and washroom sealant needs looking after like anywhere else.
What your quote should include
- How much experience the applicator has
- What the quote includes, VAT included or not
- When the joint can take water or movement
- How the colour is chosen
Honest limits
To be straight with you, some problems need a different trade:
- Leaking pipework, valves or wastes (a plumber’s job)
- Cracked trays or baths rather than failed joints
- Extraction that is not working, which needs an electrician or ventilation contractor
Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

Landlords, agents and businesses in Horsell
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we are fully insured.
Workplaces and buildings in Horsell
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you let a flat or house near Woking station, we can quote for one property or a whole portfolio of rentals. Schools such as Woking High School are buildings too, and busy washrooms and kitchens can be resealed in phases so they stay open.

Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Report broken fans quickly
- Check the joints during routine room inspections
- Log resealing so you know what’s due
- Plan resealing around quiet periods
Daily cleaning with harsh chemicals shortens the life of any sealant. A mild cleaner and a soft cloth is enough for the joints.
In a commercial building, a leak can quickly spread beyond one room: through floors, into ceilings and across into corridors. Dealing with the joint early stops that spread.
