Commercial sealant in Clo Mhuillin
Hotel bathrooms take hard daily use and constant cleaning, so sealant there has a hard life. We work through rooms in batches, keeping most rooms available. Typical jobs include repeated reseals that don’t last and too many rooms to reseal without closing the building, across welfare facilities, office washrooms & kitchens and retail & leisure sites.
Work in a place like Clo Mhuillin is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What we are called out for in Clo Mhuillin
Staff kitchens and food areas see constant splashing and wiping, so sealant there wears and stains. Worktop and sink joints are often the first to go.
Signs it’s time to call us include:
- Too many rooms to reseal without closing the building
- Tired sealant in let properties
- Worktop sealant that has shrunk and stained
- Repeated reseals that don’t last
Around Clo Mhuillin, as everywhere, commercial sealant is only as good as the preparation behind it.

Common questions in Clo Mhuillin
Do you cover Clo Mhuillin for commercial sealant?
Yes. We work across all of Scotland, and Clo Mhuillin is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Will you come out to Clo Mhuillin?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
How soon can a room be used after resealing?
Generally after around 24 hours. We give a cure time for each area.
Can you reseal every bathroom in a hotel?
Yes. With more than 20 years’ experience and over 2,847 projects behind us, we plan big jobs so the building keeps running.
How long does the job take?
Typically it takes a few hours per room, so whole buildings are phased. Larger jobs naturally take longer, and we will say how long yours will take.
Is commercial work guaranteed?
Yes, with our 12-month guarantee. Mild cleaning and good ventilation help it last.
Can you do several jobs on one visit?
Yes. Just list everything you need and you’ll get one quote.
Is it OK to seal over old sealant?
No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
Surface by surface
Hotel bathrooms
Early starts or out-of-hours work can be arranged around check-out and check-in, agreeing the order with housekeeping.
Welfare facilities
Failed sealant in welfare areas is a simple fix before an audit. Let us know when it needs to be done and we’ll plan the work and cure time around it.
Why it’s worth doing now in Clo Mhuillin
Replacing a whole washroom takes time, money and several trades. If the fittings are in good order, new sealant is often all it needs. If something else is wrong, we’ll say so. In a place like Clo Mhuillin, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Why book with us
- We agree the colour with you first
- We never seal over old sealant
- Every job guaranteed for a year
- Neat joints and a tidy finish
What happens on the day
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours per area, with larger sites planned over several visits. Outdoor work around Clo Mhuillin depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We agree a programme with you: which rooms, in what order, at what times.
- Tell us what paperwork your site needs, and we confirm what we can supply before any work starts.
- Old sealant is cut out room by room and joints cleaned and treated.
- We reseal with the right product for each joint.
- Each finished area is checked with you and given a cure time.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- Tell us about any previous sealing or DIY attempts
- Mention any sign-in or site rules at work premises

Advice
Can I do it myself?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Honest limits
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Certifying fire stopping or building compliance
- Failed tanking or loose tiles behind the sealant
- Faulty shower valves and leaking traps
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Workplaces and buildings in Clo Mhuillin
If you run a hotel, guest house or holiday let in a coastal place like Clo Mhuillin, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. In Scotland, private landlords have to meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.
Community buildings like Ardgour Parish Church are part of the picture too: halls and community kitchens see heavy use, and their sealant shows it.
