Commercial sealant in Charlestown, done properly

We fit the work around your building. We can work room by room, floor by floor or in batches, and out-of-hours work or early starts can be arranged. We work on office washrooms & kitchens, retail & leisure sites and rental portfolios, and common reasons people get in touch are too many rooms to reseal without closing the building and silicone laid over old silicone by a previous contractor.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Do you need commercial sealant in Charlestown?

In office kitchens and tea points, joints are wet and wiped all day, so sealant there wears and stains. The worktop and sink edges generally fail first.

These are the problems we are asked about most:

  • Too many rooms to reseal without closing the building
  • Sealant failing again soon after quick repairs
  • Washrooms that need sorting before an inspection
  • Tired sealant in let properties

If you look after a church, hall or community building such as Limekilns Parish Church, halls and community kitchens see heavy use, and their sealant shows it.

What to look for in a quote

  • How the joint is cleaned and prepared
  • What insurance they hold
  • How much experience the applicator has
  • How long to leave it before use

Work for landlords, hotels and businesses

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we are fully insured for the work.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Surface by surface

Retail & leisure sites

Shops, gyms, leisure centres and restaurants all have joints that need sealing. We can plan around opening hours.

Office washrooms & kitchens

Kitchen and tea point joints are degreased and resealed, using a food-safe sealant by sinks where it’s needed.

When it isn’t the sealant

We will not take on work that won’t last, so here’s what sealant cannot put right:

  • Poor ventilation that keeps bringing mould back
  • Leaking pipework, valves or wastes (a plumber’s job)
  • Cracked trays or baths rather than failed joints

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Charlestown: your questions answered

Can you do commercial sealant in Charlestown?

Yes. We work across all of Scotland, and Charlestown is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near Dunfermline City station?

Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

When can guests or staff use the shower again?

Plan for around 24 hours, or the cure time we give for that area. A room-by-room programme keeps only a few rooms out at once.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Can you work outside opening hours?

Out-of-hours work and early starts can be arranged. Let us know your hours when you get in touch.

Can you send RAMS and insurance details for our site?

Let us know your site’s requirements. We’ll confirm what we can provide alongside the quote.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Book larger programmes for quieter times of year
  • Report broken fans quickly
  • Don’t leave a failed joint until the next refurbishment
  • Add sealant to your planned maintenance checks

Keep the extraction running and maintained. Where a room has no window, the fan is what dries it out, and that is what keeps mould away.

Mould in shared washrooms gets noticed and talked about. Left long enough, it spreads through the bead, and only replacement fixes it.

How it works

When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work starts. Most jobs take a few hours per area, with larger sites planned over several visits. Outside jobs in Charlestown need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We walk the site with you and agree the rooms, the order and the hours.
  2. Each area is protected and the old sealant cut out completely.
  3. Joints are cleaned, treated for mould and dried.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
  5. Each room is checked and handed back with its cure time.

Before we arrive

  • Mention any tricky access
  • Let us know if you’ve seen damp or leaks
  • Tell us if parking is tricky
