Commercial sealant for homes and businesses in Gowkhall

Guest bathrooms are cleaned every day and used by different people every night, so sealant wears out faster than it would at home. We work through rooms in batches, keeping most rooms available, with a cure time for each room so housekeeping know when to release it. We work on welfare facilities, office washrooms & kitchens and rental portfolios, and people most often call us about washroom sealant that looks dirty however often it’s cleaned and water marks on ceilings under bathrooms.

Work in a place like Gowkhall is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.

Every job comes with our one-year guarantee, wherever you are in Fife.

What the job involves on each surface

Hotel bathrooms

Guest bathrooms are resealed room by room or in batches, keeping most of the hotel open. Each room is handed back with its cure time for housekeeping.

Welfare facilities

Before a health and safety visit or audit, tired sealant is easy to sort. Tell us your deadline and we will plan the work and cure time around it.

When it isn’t the sealant

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Damaged sanitaryware that needs replacing
  • Fire risk assessments or certification
  • A broken extractor fan behind the mould problem

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Retail & leisure sites
  • Welfare facilities
  • Hotel bathrooms
  • Office washrooms & kitchens
  • Student & care accommodation
  • Rental portfolios

The process

Before we leave, we go over the finished joints with you. The work normally takes as long as the scope needs, from one welfare room to a full building, depending on how much there is to do. Outdoor work around Gowkhall depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We agree a programme with you: which rooms, in what order, at what times.
  2. We go through your site’s paperwork needs, such as RAMS, before work begins.
  3. Old sealant is cut out room by room and joints cleaned and treated.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
  5. Each finished area is checked with you and given a cure time.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks
  • Let us know about earlier repairs to the joints

Looking after it afterwards

To keep the joints looking good and working properly:

  • Keep extractor fans working and serviced
  • Put a squeegee in each shower
  • Keep a record of which rooms were resealed and when
  • Do not leave a failed joint until the next refurbishment

Keep the extraction running and maintained. Where a room has no window, the fan is what dries it out, and mould comes back faster without it.

It’s easier to plan a programme than to react to failures. We can fit the work around bookings, shifts and opening hours, rather than closed at short notice.

How we quote for commercial sealant

We don’t publish a price list, because no two jobs are the same. What we look at:

  • Whether there’s mould to deal with
  • How much old sealant there is and how hard it is to remove
  • The size of the job
  • When we can work, for business premises

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

What we need to know

When you call or email, it’s useful to know:

  • The type of property
  • How we’d reach the joints
  • Any previous sealing or DIY work
  • The problem you’ve noticed

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear price before any work starts.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Commercial buildings in Gowkhall

If you run a hotel, guest house or holiday let in a coastal place like Gowkhall, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, private landlords have to meet the Repairing Standard, so landlords with several properties often need sealant work across them all.

If you let a flat or house near Dunfermline City station, sealant work can be quoted for a single flat or a whole portfolio. Schools such as Queen Anne High School Dunfermline are buildings too, and washroom and kitchen sealant can be programmed around term times or opening hours. For buildings such as Parish Church, its kitchen and washroom sealant needs looking after like anywhere else.

All of KY12 is within our area for commercial sealant. If you need commercial sealant at a property on Dean Park, Dean Ridge and Clune Road or anywhere close by, our applicators can take on the job. Leave it or put it right?

A leaking shower in a hotel room or flat above can damage the ceiling below. Then two rooms are out of action, not one. Resealing first is the smaller job. In a place like Gowkhall, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.
