Commercial sealant for Carlogie homes and businesses

Commercial sealant in Carlogie

In showers and washrooms we use anti-fungal sanitary silicone, with a food-safe sealant by kitchen sinks where needed. We use sealants from Arbo and Everbuild, chosen to suit each joint. Common call-outs are for silicone laid over old silicone by a previous contractor and tired sealant ahead of a health and safety audit, across rental portfolios, office washrooms & kitchens and retail & leisure sites.

For holiday lets, guest houses and community buildings in or near Carlogie, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

How the job changes by surface

Rental portfolios

For a portfolio, we can quote several addresses together and each property booked in when it’s empty or convenient.

Office washrooms & kitchens

In staff kitchens, we degrease joints before resealing, using a food-safe sealant by sinks where it’s needed.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Common questions in Carlogie

What does commercial sealant cost?

Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Can I choose the sealant colour?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Workplaces and buildings in Carlogie

For seaside hotels, guest houses and holiday lets around Carlogie, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, private landlords have to meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.

Rented homes near Carnoustie station change hands often, and we can quote for one property or a whole portfolio of rentals. For site and facilities teams at buildings such as Carnoustie High School, washroom and kitchen sealant can be programmed around term times or opening hours. For buildings such as Holyrood Episcopal Church, any kitchen and washrooms need the same sealant care as any other building.

Carlogie is about 1 mile north of Carnoustie, in Angus. Jobs in Carlogie get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. Landlord and commercial work in Carlogie

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

What affects the cost of commercial sealant

We quote each job individually. This is what makes a difference:

  • The number of rooms or windows
  • Working hours on commercial sites
  • Whether there’s mould to deal with
  • Which sealant suits the joint

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The problem you’ve noticed
  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • The rough size of the job

Getting a quote is simple: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we will come back to you with a quote.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Plan resealing around quiet periods
  • Check the joints during routine room inspections
  • Log resealing so you know what’s due
  • Do not leave a failed joint until the next refurbishment

Extract fans need to work. In internal bathrooms, a weak or broken fan lets moisture linger, and mould comes back faster without it.

Planned resealing is easier to manage than emergency repairs. We can fit the work around bookings, shifts and opening hours, rather than closed at short notice.

What happens on the day

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes anything from a few hours to several days, depending on the number of rooms. Somewhere like Carlogie may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Tell us the rooms, hours and site rules, and we’ll plan the programme.
  2. Tell us what paperwork your site needs, and we confirm what we can supply before any work starts.
  3. Old sealant is cut out room by room and joints cleaned and treated.
  4. We reseal with the right product for each joint.
  5. Each finished area is checked with you and given a cure time.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Move anything stored near the joints
  • Tell us if parking is tricky

When it isn’t the sealant

To be straight with you, some problems need a different trade:

  • Water coming from plumbing rather than sealant
  • Water damage behind the tiles that needs a tiler or builder
