Questions from Brent Park
Do you work in hotels near Brent Park?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Is parking an issue for commercial sealant in Brent Park?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
Can you match the sealant colour?
Generally, yes. Sealants come in white, clear, grey and other colours for many products, and we will agree it with you first.
Will the old sealant be removed?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
How long does commercial sealant take?
A typical job takes a few hours per room, so whole buildings are phased, including preparation and clearing up. We’ll confirm how long when we quote.
Do you come to Brent Park?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Brent Park.
Can I add another job to the visit?
Yes. Several rooms, windows or areas can go on one quote.
Is there any odour?
Sometimes, a little. It fades as the sealant cures.
Commercial sealant in Brent Park
In showers and washrooms we use anti-fungal sanitary silicone, with a food-safe sealant by kitchen sinks where needed. We use sealants from Arbo and Everbuild, applied by ARBOMaster approved applicators. We work on hotel bathrooms, student & care accommodation and retail & leisure sites, and the jobs we see most are silicone laid over old silicone by a previous contractor and black, stained silicone in guest bathrooms.
London’s offices, shops, hotels, student accommodation and blocks of flats all have joints to look after, from washroom silicone to fire-rated sealant around pipes and cables passing through walls. Where a building in Brent Park needs to stay open, work can be planned outside normal hours.
A 12-month guarantee comes as standard, so you are covered after we’ve gone.

What we do, step by step
Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and tidy away. Most jobs take a morning for a small washroom, and a planned programme for bigger sites. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- Tell us the rooms, hours and site rules, and we’ll plan the programme.
- Tell us what paperwork your site needs, and we confirm what we can supply before any work starts.
- Old sealant is cut out room by room and joints cleaned and treated.
- We reseal with the right product for each joint.
- Rooms are handed back in order, each with its cure time.
How to prepare
- Move anything stored near the joints
- Let us know about parking restrictions
- Try not to wet indoor joints just before the visit

Advice
Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Tell cleaning staff when each room can be used
- Report broken fans quickly
- Keep a record of which rooms were resealed and when
- Ask cleaners to go gently on the silicone
Each room is handed back with its cure time, usually around 24 hours. Pass it on to housekeeping or cleaners so the new sealant isn’t wetted or scrubbed too soon.
Rooms out of use cost a hotel or landlord money. Small sealant faults caught early can be fixed between bookings or tenancies, instead of turning into a leak that closes the room.

Commercial sealant in Brent Park: local notes
Many London buildings have tight access and loading restrictions, so out-of-hours working can be arranged where needed. London’s water is hard, so limescale builds up on sealant, grout and fittings.
Brent Park is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Community buildings like Church of St Mary are part of the picture too: its kitchen and washroom sealant needs looking after like anywhere else. Schools such as Mitchell Brook Primary School are buildings too, and sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours.

Honest limits
In fairness, some problems need a different trade:
- A broken extractor fan behind the mould problem
- Water damage behind the tiles that needs a tiler or builder
- Water coming from plumbing rather than sealant

Why deal with it now?
Guests and staff judge a building by its bathrooms. Mouldy silicone looks unhygienic, however hard housekeeping work, and scrubbing will not fix it. New sealant does. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Brent Park, the repair is bigger than the sealant job would have been.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.
