Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.

Different surfaces, different methods

Welfare facilities

Shower rooms in welfare blocks get heavy use and need sound joints. We reseal with anti-fungal sanitary silicone, accessible showers included.

Student & care accommodation

Many accommodation blocks have rows of similar en suites. A room-by-room programme keeps the job efficient.

Questions from Borgh

What guarantee comes with commercial sealant in Borgh?

All our work, in Borgh and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Will you come out to Borgh?

Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Can you work outside opening hours?

That can be arranged. We will confirm the working hours with your quote.

Can you reseal every bathroom in a hotel?

Yes. We work through big sites room by room or floor by floor, so only part of the building is affected at once.

Can you reseal hotel rooms while we stay open?

Normally, yes. The order and timing are agreed with your team, and you’ll know when each room can be used.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we will quote it together.

Where are you based?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

What happens on the day

The work is kept neat and contained to the area we are working on. Expect the work to take a few hours per room, so whole buildings are phased, and we explain the cure time before we leave. Around Borgh, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First we visit and agree the scope, the sequence and the working hours.
  2. Every area is sheeted and the old silicone stripped out.
  3. Joints are cleaned, treated for mould and dried.
  4. New sealant suited to each area is applied and tooled.
  5. We check every room and give its cure time for housekeeping.

Getting ready for the visit

  • Move anything stored near the joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about stairs, lifts or work at height

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Commercial buildings in Borgh

If you run a hotel, guest house or holiday let in a coastal place like Borgh, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Work on the islands has to be planned around ferry crossings and the weather, so the more notice, the better.

Whether the job is in Borgh itself or nearby, the right material for each joint matters as much as a neat finish.

What we are called out for in Borgh

Wet rooms and accessible showers are designed for the whole floor to get wet, so floor-to-wall joints take standing water. Any split there can let water through quickly.

Most people get in touch after spotting one of these:

  • Sealant failing again soon after quick repairs
  • Split sealant around staff kitchen worktops and sinks
  • Whole floors of tired en suites
  • Rental bathrooms that need resealing between tenants

In and around Borgh, as anywhere, good commercial sealant starts with a clean, dry, properly prepared joint.

Questions to ask before you book

  • Who does the work, and how experienced they are
  • Whether all the old sealant comes out first
  • When the joint can take water or movement
  • Is VAT in the price?

Honest limits

Before you book, it’s worth knowing the limits:

  • Cracked trays or baths rather than failed joints
  • Water coming from plumbing rather than sealant
  • Fire risk assessments or certification

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

What we seal

  • Student & care accommodation
  • Welfare facilities
  • Rental portfolios
  • Office washrooms & kitchens
  • Hotel bathrooms
  • Retail & leisure sites

What happens if it’s left?

A leaking shower in a hotel room or flat above can damage the ceiling below. Then two rooms are out of action, not one. Resealing first is the smaller job. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.
