How we handle commercial sealant in Akeley

Mr Mastic brings more than 20 years’ experience to commercial sites, and we’re fully insured and ARBOMaster approved. Tell us what paperwork your site needs, such as RAMS or insurance details, and we will confirm what we can provide. If you have washrooms that need sorting before an inspection and mouldy washroom sealant that staff and guests notice, we can help, whatever the surface.

If you have holiday lets, a converted barn used for business or a community building near Akeley, the washrooms, kitchens and any fire-rated joints need the same care as a big site.

You are covered for a year from the day we finish. If anything is not right with it, ring 0345 464 0079 or send us an email.

Different surfaces, different methods

Rental portfolios

An empty property is easy to reseal, so the next tenant moves in to clean, sound joints.

Student & care accommodation

In care settings, we agree the order and timings with staff, with each bathroom handed back with its cure time.

What happens if it’s left?

A quick bead over the old sealant might get a room back in use today, but it won’t bond, and it lifts again soon. One proper reseal beats several quick ones. Older cottages and farmhouses around Akeley can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Signs you need commercial sealant in Akeley

Larger buildings move, and lightweight partitions flex more than masonry. The sealant between walls, trays and fittings absorbs that strain until it tears.

It’s worth asking for a quote if you see:

  • Worktop sealant that has shrunk and stained
  • Whole floors of tired en suites
  • Joints that need doing before an inspection or audit
  • Black, stained silicone in guest bathrooms

If you look after a building such as Akeley Wood Senior School, sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours.

Before booking anyone

  • When the joint can take water or movement
  • Whether the sealant suits the joint
  • What insurance they hold

Commercial sealant around Akeley

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For buildings such as Church of St Mary (Assumption of the Blessed Virgin Mary), halls and community kitchens see heavy use, and their sealant shows it.

How the visit works

At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes a few hours for a single washroom, longer for a whole building, depending on the size of the job. Somewhere as small as Akeley, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. The first visit is a look round the site to agree the scope.
  2. Working hours are agreed, including early starts or out-of-hours work where it can be arranged.
  3. Each area is protected and stripped of old sealant.
  4. Joints are dried, then resealed and tooled neatly.
  5. Housekeeping or site staff are told when each area can be used.

Preparing for the visit

  • Tell us if parking is tricky
  • For business premises, tell us about site rules or sign-in
  • Keep children and pets away from the work area

What sealant work cannot fix

New sealant can’t fix everything, and we’ll tell you before any work starts. It will not solve:

  • Extraction that is not working, which needs an electrician or ventilation contractor
  • Assessing what fire stopping a building needs
  • Failed tanking or loose tiles behind the sealant

If you are not sure, just ring 0345 464 0079 or email us and we will give you a straight answer.

Surfaces we seal

  • Office washrooms & kitchens
  • Student & care accommodation
  • Retail & leisure sites
  • Welfare facilities
  • Rental portfolios
  • Hotel bathrooms

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Act on lifting sealant before it leaks
  • Report broken fans quickly
  • Encourage users to squeegee shower walls
  • Include the silicone on your room checklists

Each room is handed back with its cure time, usually around 24 hours. Pass it on to housekeeping or cleaners so the new sealant is not wetted or scrubbed too soon.

A room that can’t be let or used is lost income. Catching faults early means they can be put right in a short window, instead of turning into a leak that closes the room.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
