Bathroom resealing for homes and businesses in York Town
Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on basins & vanity units, baths and kitchen worktops & upstands, and the jobs we see most are smears of silicone across the tiles and leaks into the floor or ceiling below.
Even in a smaller place like York Town, bathrooms and kitchens see heavy daily use. Older or newer, every room gets the same approach: all the old material out, the joint cleaned and dried, then new sealant or grout.
There’s a 12-month guarantee on every job.

What bathroom resealing looks like in York Town
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
Homes close to Church of St Michael York Town include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Schools such as South Camberley Primary and Nursery School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How it works
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes half a day or less for one room, longer when the kitchen is included. For a job in York Town, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
Getting ready for the visit
- Move anything stored near the joints
- Keep pets and children clear of the area while we work

Can I do it myself?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
Signs you need bathroom resealing in York Town
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.
It’s worth asking for a quote if you see:
- A bead that has pulled away from the tiles
- Water getting behind the kitchen upstand
- Water escaping at the shower enclosure
- Lumpy, uneven sealant from a DIY attempt

- How long to leave it before use
How we quote for bathroom resealing
We quote each job individually. This is what makes a difference:
- Whether old sealant or filler has to be cut out
- The amount of work
- Whether the work is at height
- The product the joint needs
Combining jobs into one visit normally makes better use of the time than several visits. We will send you a clear quote for the lot.
What to tell us for a quote
Photos by email are helpful but not essential. Try to tell us:
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
- How we’d reach the joints
We do not publish a price list. Instead, your job gets its own clear quote. To get started, ring 0345 464 0079 or email us.
Why act early in York Town
A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows, and the next reseal means two layers to cut out. Around York Town, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and give you a clear price before any work starts.
Why us?
- Quality sealants from Arbo and Everbuild
- Anti-fungal sanitary silicone in wet areas
- ARBOMaster approved applicator
- White, clear, grey or another colour, product permitting
Read what affects the cost or what customers say.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Move toiletries away from the joint
- Open a window or run the fan so the room dries
- Dry worktop joints after washing up
- Stick to a soft cloth and a mild cleaner
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
Your questions about bathroom resealing in York Town
Is York Town in your area for bathroom resealing?
Yes. We work across London and the South East, and York Town is part of that. Just ring 0345 464 0079 or email us with a few details of the job.
I let a flat near Camberley station. Can you help?
Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.
Do you have insurance?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Can new silicone go straight over the old?
No, never. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.
How long does it take to reseal a bath or shower?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
