Bathroom resealing in St John's

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Common call-outs are for black spots spreading through the bead and shrunken sealant along the back of a worktop, across wet rooms, baths and shower trays & enclosures.

Homes around St John's range from older cottages to more recent houses. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

How to look after the new joints

So the new joints stay in good condition:

  • Let new sealant cure fully before it gets wet
  • Keep an eye on the corners, where splits start
  • Dry worktop joints after washing up
  • Don’t let bottles sit on the bead

Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something does not look right, just ring 0345 464 0079 or send us an email.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

Leave it or put it right?

Dealing with sealant early is a short job: it takes around two hours for one bath or shower, longer for a whole bathroom. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a smaller place like St John's, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or drop us an email.

What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • The type of sealant required
  • Any mould that needs treating
  • Any working-time requirements on site
  • How many areas need sealing

Combining jobs into one visit generally makes better use of the time than several visits. You’ll get one clear quote for the whole job.

What we need to know

Before you ask for a quote, have a think about:

  • What’s wrong with the joints now
  • The address or postcode of the job
  • Roughly how big the job is
  • Whether it’s a home or a business

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Tiles that have come away from the wall
  • Water coming from the plumbing rather than the joint
  • A bath or tray that moves because it isn’t properly supported

If you’re not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer before you book.

What we do, step by step

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work usually takes around two hours for one bath or shower, longer for a whole bathroom. In a smaller place like St John's, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Before we arrive

  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any tricky access

Related advice

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Surface by surface

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

St John's questions

Do you work for landlords with property near Woking station?

Yes. We work for landlords and letting agents as well as householders. Just call 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

Do you cover smaller places like St John's?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you do commercial work?

Yes. We can plan bigger jobs in stages to suit the site.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover St John's.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

What information do you need?

A short description and the location, plus photos if you have them. We’ll ask anything else we need to know.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
