Bathroom resealing for Sprig's Alley homes and businesses

How we handle bathroom resealing in Sprig's Alley

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you have a joint torn by a bath that flexes and shrunken sealant along the back of a worktop, we can put it right.

Around Sprig's Alley, it’s houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

Whatever the size of the job, you get the same 12-month guarantee.

Sprig's Alley questions

Do you work for landlords with property near Saunderton station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before any work starts.

Is Sprig's Alley in your area for bathroom resealing?

Yes, Sprig's Alley is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Do you remove the old sealant?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.

Where do you work from?

Mr Mastic is based in Crawley. We cover Sprig's Alley and the rest of Oxfordshire, along with the rest of our area.

What sealant work cannot fix

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Movement from a bath with loose feet or no proper support
  • Water coming from the plumbing rather than the joint
  • Cracks in the tray itself rather than the joint

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly.

What we seal

  • Baths
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Wet rooms

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Open a window or run the fan so the room dries
  • Move toiletries away from the joint
  • Dry worktop joints after washing up
  • Keep an eye on the corners, where splits start

In a kitchen, do not let water sit along the back of the worktop. A dry joint lasts longer.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • The number of rooms or windows
  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Asking for a quote

What to tell us when you ask for a quote:

  • Any previous sealing or DIY work
  • Roughly how big the job is
  • A few pictures by email, if you can
  • What’s wrong with the joints now

We quote each job on its own. Just call 0345 464 0079 or email us with the details.

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove. Where a wall is exposed, as many are in small places like Sprig's Alley, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.

What you get with us

  • White, clear, grey or coloured to suit, where the product allows
  • Over 20 years’ experience
  • Colour picked to suit the job
  • One-year guarantee on every job

What we are called out for in Sprig's Alley

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

Signs it’s time to call us include:

  • Leaks into the floor or ceiling below
  • Gaps between the worktop and the wall
  • Lumpy, uneven sealant from a DIY attempt
  • New sealant laid over old sealant that is now lifting

Around Sprig's Alley, as everywhere, bathroom resealing is only as good as the preparation behind it.

What happens on the day

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a morning or an afternoon for most single baths and showers from start to finish. In a small place like Sprig's Alley, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

How to prepare

  • Tell us if parking is tricky
  • For business premises, tell us about site rules or sign-in
  • Try not to wet indoor joints just before the visit
