Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Wipe up water along the back of the worktop
  • Move toiletries away from the joint
  • Run the extractor fan during and after every shower
  • Stick to a soft cloth and a mild cleaner

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something does not look right, just call 0345 464 0079 or email us.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.

Bathroom resealing in Souldern, done properly

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have smears of silicone across the tiles and black spots spreading through the bead, we can put it right.

Somewhere as small as Souldern, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Whatever the size of the job, it’s backed by our 12-month guarantee in Souldern and across Oxfordshire.

Quotes for bathroom resealing in Souldern

The price is agreed before any work begins. It takes into account:

  • The size of the job
  • Mould in or behind the old joints
  • The type of sealant required
  • Access and height

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Asking for a quote

Before you ask for a quote, have a think about:

  • If someone has resealed it before
  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job

We don’t publish a price list. Instead, we give you a clear price for your job. To arrange one, call 0345 464 0079 or drop us an email.

When to call us in Souldern

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

People generally contact us when they notice one of these:

  • Water escaping at the shower enclosure
  • Sealant that has split, shrunk or peeled away
  • Black spots spreading through the bead
  • Gaps where the bath or tray has moved

For an older house near a landmark such as Church of the Annunciation to the Blessed Virgin Mary, walls and floors in older homes can move, and sealant and grout show it first.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Souldern questions

I let a flat near Kings Sutton station. Can you help?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.

Will you come out to Souldern?

Yes, Souldern is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.

What does bathroom resealing cost?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

How long does the new silicone need before I use the shower?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

The process

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes two to three hours for a typical bath, depending on how much old sealant there is. Somewhere as small as Souldern, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children
  • Mention if the joints have been sealed before

How to get a quote

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How the job changes by surface

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone.
