Bathroom resealing in Clifton, done properly

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have gaps between the worktop and the wall and a joint torn by a bath that flexes, we can put it right.

Around Clifton, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

A 12-month guarantee comes as standard, so you’re covered after we have gone.

Bathroom resealing in Clifton: local notes

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings. Clifton has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Rented homes near Kings Sutton station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Clifton is about 6 miles south-east of Banbury, in Oxfordshire. Jobs in Clifton get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. How we quote for bathroom resealing

We quote each job individually. These are the things that affect it:

  • The type of sealant required
  • The number of rooms or windows
  • Whether there’s mould to deal with
  • The number and length of the joints

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

To make quoting easier, let us know:

  • Whether it’s a home or a business
  • Where the property is
  • The rough size of the job
  • Any previous sealing or DIY work

Getting a quote is simple: let us know what needs doing and where. Photos by email help us understand the job.

Clifton: your questions answered

Do you work for hotels and guest houses in Clifton?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

I let a flat near Kings Sutton station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.

When can I use the bath or shower again?

Usually after around 24 hours. We’ll tell you the cure time for the product we used.

Is it OK to put new sealant on top of the old bead?

No. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

Is white the only colour available?

There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do the sealants smell?

There can be a smell while the sealant cures. Opening a window helps.

What should I tell you?

Tell us what needs doing and where, plus pictures if you have them. We will ask anything else we need to know.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Squeegee the walls and tray after use
  • Move toiletries away from the joint
  • Avoid abrasive pads on the sealant
  • Check the joints every few months for splits or lifting

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Signs you need bathroom resealing in Clifton

Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

Signs it’s time to call us include:

  • Black spots spreading through the bead
  • Gaps between the worktop and the wall
  • Sealant that has split, shrunk or peeled away
  • Damp behind the bath or under the tray

In and around Clifton, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

What to look for in a quote

  • How long the guarantee is
  • Whether all the old sealant comes out first
  • How the colour is chosen
  • Whether the sealant suits the joint

Choosing a sealant specialist

The process

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a morning or an afternoon for most single baths and showers from start to finish. Somewhere like Clifton needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Let us know about stairs, lifts or work at height
  • Tell us if parking is tricky

Advice

Landlord and commercial work in Clifton

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

What happens if it’s left?

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal. Older cottages and farmhouses around Clifton can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
